Job Description

MAINTENANCE POSITION
Canal View•Houghton County is accepting applications for the position of Full-Time Skilled Maintenance Person Night Shift 10:45 p.m.•7:15 a.m.
POSITION SUMMARY
Operates and maintains high pressure boilers, burners, boiler feed water pumps, circulating pumps, and related equipment. Including water testing/ sampling and chemical testing on high pressure boilers Operates refrigeration, air ventilating equipment, motors and controls, checks water softener and maintains same. Maintains lawn, kitchen and laundry equipment. Operates and maintains standby generators. In addition, performs a number of skilled building maintenance tasks; e.g. studies all maintenance manuals on equipment and does oiling, greasing and other maintenance to keep machinery in perfect working order.
MINIMUM / PERSONAL QUALIFICATIONS
Must be at least 18 years of age or older. Must have at least 4 years experience in maintenance, or any one of related fields of plumbing, electrical, mechanical, heating, carpentry, refrigeration, or a license in any one of the above. Good practical working knowledge of air ventilating equipment and high pressure steam boilers. Skilled in operation and maintenance of equipment, mechanical aptitude and ability. Ability to understand complex oral and written instructions; good judgement and neatness of work. Ability to successfully complete a maintenance test (test will be required and provided).

Necessary for communicating with others.
Hearing:
Necessary for taking instruction from others and listening to equipment when troubleshooting to determine necessary repairs.
Sight:
Necessary to perform effective repairs of building and equipment.
Smelling:
Necessary for the detection of smoke, hot motors, gas, oils, and other fumes or odors that are potential health concerns.
PRINCIPAL DUTIES AND RESPONSIBILITIES

•Sole Responsibility 1. Performs routine and complex maintenance and repair work. Follow preventive maintenance schedule on the building, grounds, and facility as instructed. Maintains the exterior grounds. May paint and perform minor carpentry and repair work. a. Maintaining the buildings in good repair, kept free of hazards caused by plumbing, heating and electrical. b. Maintaining the building in compliance with federal, state and local codes. c. Maintaining the fire alarm, fire extinguishers and emergency generator system in good working order. Performs tests on fire alarm and monthly generator system weekly and keeps required records of test results. d. Responds to a multitude of alarms, to include but not limited to: boiler, generator, fire alarm, nurse call system, refrigerator/HVAC alarm. e. Keeps heating and air-conditioning units in good working order. f. Maintains and operates equipment in a manner that prevents catastrophic equipment (boiler, HVAC, electrical, etc.) failures that may threaten the safety of employees, residents and visitors. g. May build various structures and perform major carpentry work. h. Ability to accept changes in routine and time schedules. i. Maintaining all lawn, garden, and snow removal equipment. Uses facility equipment to plow snow and keep parking areas and sidewalks clear and safe for staff, visitors, and residents. j. In the absence of supervisor has ability to maintain basic routine and duties including collecting of repair requisitions. k. Attends in-service education programs and seminars as necessary. l. Transport resident to and from appointments and hospital visits such as Dialysis. m. May be on call for emergencies. n. Must be able to interact appropriately with facility residents to include residents with varying degrees of dementia. o. Interact with staff members in a calming manner during times of duress. 2. All other related tasks as assigned.
