Job Description

Maintenance/Caretaker:
Option to live on site in a 1BD + den unit, including cable and utilities (salary would be adjusted). Or live off site, starting salary $60,000.
Position Summary:
The Maintenance / Caretaker is responsible for overseeing day-to-day operations of the building to ensures the smooth functioning of the association. Acting as a primary contact for the residents, the Maintenance/Caretaker embodies the face of the association, emphasizing strong people skills, professionalism, and conflict resolution abilities.
Essential Job Duties:
Building o Ensure cleanliness of the building, fireside Room, greenhouse, workshop, etc. | vacuum, mopping, dusting, window washing, trash removal o Guest room turnover (cleaning) o Replace light bulbs as needed o Underground parking garage | clean floor with Zamboni o Move recycling / trash dumpsters outside for pick up o Coordinate move Ins / outs o Manage the FOB and key assignments o Meet / schedule work with vendors o Maintain inventory of supplies and order Grounds / Exterior Maintenance o Sidewalks and patio, sweep or leaf blow o Shovel / sweep sidewalks after a snowfall o Grills, clean and maintain o Lights, replace light bulbs as needed o Clean the rooftop drains o Repair bollard lights Pool Maintenance o CPO License Required. If you do not have one, the class will be scheduled / paid for o Test pool chemicals daily and add chemicals as needed o Order chemicals and supplies o Clean pool as needed o Keep pool area clean and well-maintained Boiler Room o Special Boiler's License required. If you do not have one, the class will be scheduled / paid for o Check temperature and pressure daily Other Responsibilities o Attend board meetings upon request o Obtain vendor quotes for repair or replacement items o Perform other duties as required
Qualifications:
Previous experience in maintenance, hospitality, or property management preferred. Strong interpersonal and communication skills. Ability to work independently and prioritize tasks. Willingness to work flexible hours and be on-call as needed. Knowledge of safety and security protocols. Basic computer skills. Drive a motor vehicle. Certified Pool Operator (CPO) Certificate. If you do not have a CPO Certificate, the association will cover the cost to obtain. It takes approximately 16 hours of education and passing a test. Special Boilers License. The association will cover the cost to obain.
Physical Requirements:
Ability to lift and/or move up to 70 pounds. Stamina to perform physically demanding tasks. Rotate through various body positions (sitting, standing, walking, stooping, twisting, kneeling or crouching). Use wrists, hands, and fingers to handle, or feel. Vision abilities including close vision, distance vision, peripheral vision, depth perception, color perception, and ability to adjust focus. Comfortable working outdoors in various weather conditions.
