Summary/Objective To ensure an environmentally safe living space for Residents. To follow directions in a preventative maintenance program and to perform small daily repairs. These services are consistent with the home's standards and philosophy and are in compliance with all regulations, codes, policies and procedures that govern the facility. Requirements/Qualifications A high school education or equivalent is preferred. EPA Certification is preferred. Knowledge of operation of facility and building equipment. Knowledge and experience with HVAC equipment. Knowledge and experience with electrical systems and components. Knowledge and experience with plumbing systems. Minimum of 2 years on the job experience in maintenance. Must possess a valid driver's license and have a good driving record. Speak and understand spoken and written English. Perform, follow and adhere to proper body mechanics necessary to perform duties. Sense of responsibility and ability to work independently and in cooperation with others. Possess the ability to perform the essential job functions with or without reasonable accommodations. Core Competencies Detail-oriented to prioritize work demands and manage time effectively. Problem-solving, analytical and decision-making skills to complete assigned tasks.
Essential Functions:
Manuals, Policies/Procedures and Mission Integration materials for the Little Sisters are located in the Maintenance Department. A personal copy of current Employee Handbook, the Home's Supplement and Benefit Guide are provided at time of hire. Maintain and equip the facility to provide a safe, functional, sanitary and comfortable work environment. Ensure all equipment and systems are properly maintained. Drive when requested to pick up mail, parts, donations etc. Maintain inventory of parts and supplies. Respond to emergency maintenance calls. Operate the power plant in the absence of the Facilities Manager. Follow the written procedures, state/federal and local codes applicable to fire, safety, and disaster. Perform preventative maintenance schedule which includes performing daily; weekly, monthly, and annual life safety checklists. Adhering to NFPA Guidelines. Help to assure that building service equipment, kitchen, medical, housekeeping, life safety, and other service equipment is properly installed and maintained. Maintain exterior common areas including cleaning, repairing, salting walkways and removing snow. Monitor and fulfill work orders in an efficient and timely manner with an emphasis on quality. Handle incoming/outgoing freight, lift/move heavy equipment. Maintain confidentiality of all Resident, departmental and organizational information. Work effectively and cooperatively as a team member within the department and with all departments or other disciplines. Participate in continuing education and training. Perform any other duties necessary to fulfill the primary duties and responsibilities of the position. Supervisory Responsibility In the absence of the Facility Manager, the Maintenance Assistant 1 (Skilled) will supervise Maintenance Department employees. Hiring/termination of positions that directly interact with this position will take place with the Facilities Manager/Maintenance Supervisor, Mother Superior and the Human Resources Manager. Work Environment Work is performed primarily indoors but must also be able to assist on outside projects. Work environment is generally well lighted, clean and suitable to tasks performed within temperature control standards that govern a skilled care facility. At risk factor pertains to Category II exposure to blood, body tissue, fluids, with some exposure to hazardous materials and bodily injury/illness. Seldom are there exposures to toxins. Occasional exposure to high/low temperature, grease/oil, frequent exposure to dust and loud or unpleasant noises. Due to the nature of working in a home for the elderly, may be exposed to infectious and communicable diseases, industrial and household chemicals, and offensive odors. Equipment Operated Basic repair tools, small electrical powered equipment, welder, ladder, paint brushes, telephone equipment. Work Environment and Ergonomics Able to walk and stand constantly, frequently climb stairs, squat, kneel, twist, sit, bend and reach from floor to overhead. Able to frequently push and pull objects weighing 50 lbs., and occasionally lift and move objects weighing over 100 lbs. In emergency situations must be able to bear entire weight of object. Must have sufficient vision to see color coded equipment. Must have adequate hearing to receive verbal instructions. Must have good eye-hand coordination. Able to function on task for up to 60 minutes at a time.
