Position Summary The Maintenance Repairer is responsible for performing skilled and semi-skilled maintenance, repair, inspection, and preventative maintenance work throughout Authority-owned residential communities and administrative facilities. This position ensures that apartments, common areas, building systems, and grounds are maintained in a safe, clean, functional, and habitable condition. Working under the direction of the Maintenance Supervisor, the Maintenance Repairer performs a broad range of maintenance duties involving plumbing, carpentry, electrical repairs, painting, drywall, flooring, appliance repair, lock replacement, and general building maintenance. The position also supports unit turnover activities, emergency maintenance responses, and compliance with applicable HUD housing standards and Authority policies. Essential Duties and Responsibilities Perform preventative, corrective, and emergency maintenance on residential units, common areas, and Authority facilities. Diagnose maintenance issues and complete repairs involving plumbing, carpentry, electrical fixtures, drywall, painting, flooring, doors, windows, locks, cabinets, appliances, and related building components. Prepare vacant apartments for occupancy by completing repairs, inspections, and turnover work within established timeframes. Conduct routine inspections of buildings and equipment to identify maintenance deficiencies and potential safety hazards. Complete assigned work orders accurately and efficiently using the Authority's maintenance management system. Maintain and repair building fixtures, mechanical equipment, and common area amenities. Assist with HVAC, plumbing, electrical, and mechanical repairs as directed. Respond to after-hours emergencies, including water leaks, power outages, storm damage, and other urgent maintenance situations. Operate hand tools, power tools, ladders, lifts, and maintenance equipment safely and responsibly. Maintain inventory of tools, equipment, and maintenance supplies. Coordinate with contractors and vendors when assigned. Maintain accurate documentation of completed work, labor hours, and materials used. Provide courteous, respectful, and professional service to residents while performing maintenance duties. Maintain compliance with all Authority policies, safety procedures, OSHA requirements, and applicable HUD regulations. Perform other duties as assigned. Minimum Qualifications High school diploma or GED. Minimum of three (3) years of progressively responsible experience in residential, commercial, institutional, or public housing maintenance. Working knowledge of plumbing, carpentry, electrical repair, painting, drywall, flooring, appliance repair, and general building maintenance. Valid New Jersey Driver's License with an acceptable driving record. Ability to successfully pass a criminal background investigation and pre-employment screening. Preferred Qualifications Experience working in public housing or multi-family residential properties. Technical certification in HVAC, plumbing, electrical, carpentry, or building maintenance. Experience using computerized maintenance management systems (CMMS) or electronic work order software. OSHA 10 certification or ability to obtain within six months of employment. Bilingual (English/Spanish) skills are desirable. Knowledge, Skills, and Abilities Knowledge of residential building maintenance practices and repair techniques. Ability to troubleshoot maintenance problems and perform quality repairs. Ability to read work orders, technical manuals, and basic blueprints. Strong customer service and interpersonal communication skills. Ability to prioritize assignments and work independently. Ability to maintain accurate records and documentation. Commitment to workplace safety and quality workmanship. Physical Requirements The position requires frequent standing, walking, bending, kneeling, climbing, lifting, carrying, pushing, and pulling materials weighing up to 75 pounds. Employees must be able to work indoors and outdoors in varying weather conditions and may be required to work on ladders, in confined spaces, and during emergency situations. Working Conditions Work is performed in occupied residential buildings, vacant apartments, maintenance shops, mechanical rooms, rooftops, and outdoor environments. Employees may be exposed to dust, noise, cleaning chemicals, weather conditions, electrical equipment, and mechanical systems while performing assigned duties. Compliance with safety standards and Authority policies. Customer service provided to residents. Attendance, reliability, and teamwork. Care and maintenance of Authority tools and equipment.
