Job Description

GENERAL RESPONSIBILITIES
Perform general maintenance and repairs for general equipment and facilities including plumbing, electrical, basic carpentry, heating and cooling, and other building systems.
ESSENTIAL DUTIES
1. Performs general repairs that do not require a specialized technician. Examples may include repairing drywall, painting, and repairing doors and other building fixtures. 2. Complete all repairs in a timely manner. 3. Complete work orders and maintain work order file 4. Manage schedule and work order list of maintenance staff. 5. Respond to staff requests relating to maintenance and security concerns. 6. Communicate with Property Management Company (Currently JL Grey) and respond to requests for repairs and immediate security concerns. 7. Maintenance of The Life Link main buildings including Las Alas, the Clubhouse, La Luz floors 1-3 and Maintenance of The Life Link off-site locations including Safe-house, 4764 Arroyo Risueno, 6600 Camino Rojo, and 6129 Monte Verde, and additional future acquisitions. 8. Contracting and supervising repairs and maintenance work when projects require additional professional assistance. 9. Research products needed for repairs and choosing the product that is most suited for each project and is cost-effective compared to competition. Questions and concerns about products should be brought to attention of immediate supervisor 10. Orders and pick up supplies and materials needed for repairs and maintenance. 11. Inspect and identify equipment or machines in need of repair. 12. Troubleshoot issues to determine necessary repairs. 13. Plans repair work using buildings blueprints or equipment manuals as needed. 14. Performs routine maintenance on building systems. 15. Prepare for and assist with city, county, and state inspections and maintain required level of safety. 16. Maintain fire alarm systems including routine city inspections, and communicate with fire alarm companies when required for maintenance and scheduled fire alarms. 17. Run routine fire drills and other Health and Safety drills and complete Safety Self Inspection Checklist monthly. 18. Maintain updated logs of all inspections and drills, and checklists. 19. Maintain safety and cleanliness of property, including removal of trash, and snow and ice that may present a danger. 20. Performs other related duties as assigned. 21. Check in with supervisor daily and give a daily brief on work to be done for the day. Discussing with supervisor progress of current projects and new projects that are being taken. 22. Respond to maintenance and security concerns that arise after hours. 23. Respond to security concerns that arise daily when security staff is not on The Life Link Premises. 24. Read Security log daily and respond to concerns 25. Discuss security concerns with security staff and with supervisor 26. Managing security personnel schedules and cover shifts when needed. 27. Arranges for Security Staff coverage during periods of absence. 28. Change in shift coverage will be communicated with supervisor 29. Read and respond to company emails 30. Respond to company texts and voicemails in a timely manner. Voicemail will be managed so that new messages can be left. 31. Complete all required training. Information on trainings will be sent via email. 32. Attend all required staff meetings 33. Communicate with the Chief Financial Officer via text when leaving and returning to property. 34. Abides by The Life Link policies and procedures, be familiar with the company handbook, including all corporate compliance. 35. Demonstrates integrity and maintains confidentiality of all privileged information. Abides by the ethical standards adopted by the agency. 36. Performs other duties as assigned by supervisor or administrative staff.

REQUIREMENTS
Education:
High School Diploma or GED Licensure:
None Experience:
Minimum 2 years' experience in a maintenance setting, preferably health care related
Physical Requirements:
Prolonged periods of standing and walking Must be physically able to climb ladders, bend, or crawl into awkward spaces Must pass a criminal background check.

$45,760.00 - $52,000.00 per year
