We are seeking a dedicated, reliable, and hands-on Superintendent to support the daily operations and maintenance of a small 5-story residential condominium building and an adjacent warehouse in Long Island City, NY. This role is responsible for maintaining the cleanliness, organization, safety, and functionality of both properties. The Superintendent will perform routine building inspections, cleaning, minor maintenance, trash removal, emergency response, vendor coordination, and general support for the Property Manager. The ideal candidate is proactive, detail-oriented, physically capable, responsive, and comfortable working independently in both residential and warehouse environments. This is a hands-on role that requires strong follow-up, good judgment, and the ability to respond to urgent property issues as needed.
Work Schedule:
This is a full-time position with a one-hour lunch break. Schedule may be flexible depending on business needs and workload.

Key Responsibilities:
Residential Condominium Building Maintenance Inspect and maintain all common areas, including lobby, hallways, stairwells, laundry area, elevators, entrances, and other shared spaces. Perform routine cleaning, sweeping, mopping, and general upkeep of floors, surfaces, entrances, and common areas. Take out trash on Monday, Wednesday, and Friday around 6:00 PM and return bins to the designated areas afterward. Monitor and address minor maintenance issues, including plumbing leaks, lighting, HVAC, electrical issues, and general repairs. Report major repair, safety, or building system issues promptly to the Property Manager. Respond promptly and professionally to tenant requests and emergency situations, including lockouts, water leaks, power outages, and other urgent matters. Coordinate repairs and maintenance work with vendors and contractors when necessary. Conduct periodic inspections of fire safety equipment, lighting, HVAC systems, elevators, and other building systems. Maintain logs of daily maintenance activities, incidents, completed tasks, and open issues. Ensure compliance with building safety expectations, including fire codes, safety signage, emergency exits, and cleanliness standards. Supervise the condition of building systems and common appliances and report malfunctions promptly. Assist with moving furniture, equipment, or supplies for tenants or management as needed. Perform snow removal, salting, and other weather-related maintenance tasks when required. Complete other tasks assigned by the Property Manager. Warehouse Maintenance and Operations Support Maintain the warehouse in a clean, organized, and safe condition. Sweep floors, organize storage areas, clean drains, and remove debris as needed. Monitor for leaks, structural issues, pests, safety hazards, or other property concerns and take immediate action to reduce risk. Dispose of shredded paper every Wednesday around 6:00 PM and ensure proper disposal procedures are followed. Respond promptly to warehouse emergencies, including leaks, fire/safety issues, equipment malfunctions, or other urgent incidents. Conduct routine inspections of storage areas, shelving, drains, building systems, and warehouse equipment. Maintain accurate records of warehouse maintenance, repairs, daily activities, and incidents for reporting to the Property Manager. Assist with moving, organizing, or staging inventory, supplies, furniture, or equipment when necessary. Ensure warehouse safety protocols are followed, including proper use of PPE, fire extinguishers, and safe lifting practices. Coordinate vendor visits and contractors for maintenance, repairs, inspections, or equipment installation. Complete additional warehouse-related tasks assigned by the Property Manager. Vendor, Emergency, and Property Support Communicate professionally with tenants, vendors, contractors, management, and internal staff. Support the Property Manager by providing timely updates on building conditions, open issues, repair needs, and completed work. Assist with vendor access, scheduling, site supervision, and follow-up. Escalate urgent safety, maintenance, tenant, or building system issues immediately. Help maintain a clean, safe, and professional environment across both the residential building and warehouse. Respond to emergencies outside regular work hours when required.
Qualifications:
Prior experience in property maintenance, facilities maintenance, superintendent work, building operations, or warehouse operations preferred. High school diploma or equivalent preferred. Technical training in maintenance, building systems, HVAC, plumbing, electrical, or related areas is a plus. Knowledge of basic plumbing, electrical, HVAC, lighting, and general building systems. Ability to perform physical work, including cleaning, lifting, moving, organizing, snow removal, and minor repairs. Strong attention to detail, problem-solving ability, and organizational skills. Reliable, punctual, responsible, and able to work independently. Ability to respond to emergencies, including urgent maintenance issues and weather-related building needs. Strong communication skills and customer-service orientation. Ability to maintain daily logs, report issues clearly, and follow instructions from management. Ability to work in a fast-paced environment and manage multiple property-related tasks. Bilingual English and Mandarin/Cantonese preferred but not required.
