Property Maintenance Contractor

Overview We are seeking a dedicated and skilled Maintenance Person to join our team. This role is essential in ensuring that our properties are maintained to the highest standards. Responsibilities Perform routine and preventative maintenance on residential properties. Conduct repairs on plumbing, electrical, HVAC, carpentry and general maintenance tasks Respond to maintenance requests promptly and professionally. Coordinate with property managers and tenants to schedule repairs and maintenance. Maintain accurate records of completed work and materials used. Ensure compliance with safety regulations and building codes. Experience Proven experience as a property maintenance contractor or similar role. Strong knowledge of various maintenance and repair techniques. Proficiency with hand and power tools. Ability to troubleshoot and diagnose issues effeciently. Excellent communication and time management skills Valid driver's license and reliable transportation. Relevant certifications or licenses (preferred) Ability to work independently and as part of a team. Contractor Labor & Pricing Reference Purpose This document outlines our standard labor rate targets and pricing expectations for common contractor categories. It is intended as an internal reference to ensure consistency, cost control, and clear communication when approving work.

Cleaning & Painting Target Hourly Rate:

$15

• 25 per hour
• Used for unit turns (cleaning portion), basic cleaning, and interior painting.
• Preference is given to contractors willing to work within this range on an hourly or flat-rate basis. Unit Turns (Painting & Flooring)
• Unit turns typically involve painting and flooring installation.
• Contractors are asked how many days the work will take.
• Scope of work is discussed and documented in advance.
• Labor is priced at $18
• 25 per hour based on experience.
• Total labor cost is calculated using agreed timeline and hourly rate.

Materials:

• Materials are typically purchased at Lowe's.
• All material purchases must be approved by the Property Manager.

Low-Level Plumbing (Maintenance Tickets)

Target Hourly Rate:

• 50 per hour
• Minor leaks, faucets, toilets, valves, and basic troubleshooting.

General Maintenance (Non-Trade)

Target Hourly Rate:

$30

• 50 per hour
• Door repairs, window repairs, hardware replacement, and minor carpentry.

Electrical Contractors Target Hourly Rate:

$50

• 75 per hour
• Maintenance, repairs, and troubleshooting.

HVAC Contractors Target Hourly Rate:

$50

• 75 per hour
• Maintenance, service calls, and diagnostics.

Drain Cleaning Flat-rate pricing by the job.

Target Range:

$250

• 400 per job.
