Responsible for maintaining the entire property in a safe and attractive condition B. Assist in all areas of maintenance when needed C. Responsible for delivering quality and efficient work within a timely manner.II. RELATIONSHIPS
A. Reports to Maintenance Supervisor B. Maintains professional relationships with other staff members, working closest with other maintenance workers C. Maintains professional relationships with current and prospective residents D. In the absence of the Maintenance Supervisor, reports to Assistant Maintenance Supervisor or Property ManagerIII. RESPONSIBILITIES
A.CORRECTIVE MAINTENANCE
1. Satisfies service request per work orders, following company procedure: A. Enters at residents convenience, if possible B. Makes proper repairs C. Cleans up thoroughly D. Observes condition of apartment and reports any unusual conditions (e.g. cleanliness, pets, number of occupants, etc.) E. Leave completed notice of work performed 2.Apartment make-ready procedures:
A. Paints B. Cleans carpets, windows, appliances C. Services appliances, plumbing, electrical fixtures D. Repairs or replaces old and faulty parts E. Changes/checks door locks F. Replaces light bulbs as needed G. Troubleshoots all maintenance aspects of apartment H. Utilized the Make Ready Checklist I. Assists with HVAC Repairs under the direction of the Maintenance Supervisor J. Assists in taking after hour emergencies and participates in the On-Call Rotation ScheduleB. PREVENTIVE MAINTENANCE
1. Assists in making regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances and all other major equipment: A. Checks for appearance and cleanliness B. Checks structure of building for cracks C. Checks for excessive wear D. Checks for faulty parts 2. Makes repairs or replacements as necessary and with approval of Maintenance Supervisor and/or ManagerC. EMERGENCY MAINTENANCE
1. Is on call for emergency duty when assigned 2. Is familiar with power, water, and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants 3. Maintains an emergency telephone list assigned by the Maintenance Supervisor or Manager 4. Follows all company emergency policies and proceduresD. OTHER
1. Assists in maintaining inventory of tools, equipment and supplies 2. Assists in removing resident belongings including carrying/lifting furniture 3. Picks up trash on property as necessary 4. Reports all needed repairs to Maintenance Supervisor 5. Assists with all other types of maintenance when necessary 6. Attends all instructional classes conducted by both management and outside vendors 7. Maintains Key Control according to Capital Assets Company Policy 8. Demonstrates a positive, team player attitude and delivers 100% Customer Service at all timesIV.QUALIFICATIONS
A. I have a High School Education or equivalent B. I have full-time maintenance experience C. I have my own basic set of hand tools D. I have good safety habits E. I have experience with electricity, HVAC Systems, plumbing and carpentry F. I perform in a courteous manner when working under pressure G. I have working knowledge in all aspects of apartment maintenance H. I am compatible with wide range of people I. I can live on-site (If Required)PHYSICAL CAPABILITIES
A. I have the physical capability to climb a 30 foot ladder when necessary B. I have the physical capability to complete HVAC repairs that are located on a roof when necessary C. I have the physical capability to complete other repairs that are located on a roof when necessary D. I have the physical capability to walk for an extended period of time when necessary E. I have the physical capability to bend and squat when necessary F. I have the physical capability to properly lift objects over 25 lbs when necessary G. I have the physical capability to walk up and down stairs Monday through Friday 7:30am to 4:30pm. Apartment industry experience preferred, but must have similar occupation experience.
