Job Description

We need your servant heart, positive attitude and energy for the Maintenance Assistant Coordinator position on our Property Management Team.
Role:
To oversee maintenance work orders from tenants with timely and accurate communication, input of information and scheduling between tenants, vendors and owners on work orders and getting homes for lease. Also, assisting with make-readies. You are not doing any actual maintenance work and we do not need a contractor. The position is for a Maintenance Assistant Coordinator. You are overseeing and coordinating with owners, tenants, and outsider vendors to ensure all of our rentals are safe, comfortable, and habitable. This role has room to grow into the Full Time Maintenance Coordinator position as well and that is the ideal person we are looking for.

Responsibilities:
  • Check voicemails from maintenance line. Dispatch vendors.
  • Check maintenance requests received overnight. Dispatch Vendors
  • Check new work orders received through portal. Dispatch Vendors
  • Create work orders as needed.
  • Communicate and receive approvals for Owners on all work-orders
  • Communicate with tenants on all work-orders for updates
  • Follow up on open work order(s) daily and follow up with all parties by end of day
  • Co-Creation of systems and processes for maintenance department
  • Daily contact with the Maintenance Techs.
  • Set Up Utilities
  • Coordinate receiving bids for Make-Readies and Scheduling work to be completed.
  • Schedule Seasonal Maintenance
  • On-call for maintenance after hours for on average one to two weeks per month to dispatch emergencies.
  • Contacting New Potential vendors and
Helping Get Them On-Boarded Requirements:
  • Proficient in Microsoft Office, Word, and Excel, and Chat GPT
  • Proficient with Appfolio or similar cloud-based property management account system. (Training available)
  • Excellent communication skills over the phone, text and email.
  • Ability to maintain excellent rapport with other team members.
  • Self-starter, can work independently.
  • Ability to manage multiple projects and direct maintenance staff.
  • Ability to accept direction and complete assignments timely.
Job Type:
Full-time Pay:
$17.00 - $19.00 per hour Expected hours: 40.0 per week
