JOB RESPONSIBILITIES MAINTENANCE ASSISTANT / OFFICE RELIEF
The purpose of this is to define the job of Maintenance Assistant / Office Relief. Full-time positions = 40 hours per week. Workdays to be Tuesday - Saturday 8:30a-5:30p The facility MAINTENANCE ASSISTANT / OFFICE RELIEF
is to be able to perform all required maintenance of the facility and to offer support to the Onsite Manager with the day-to-day facility operations on the Onsite Manager's days off, vacation days and as requested by the Onsite Manager when needed. The facility maintenance assistant also needs to be familiar with and able to use the rental software to be able to view and process overlocks, unlocks, enter notes, to find which storage spaces are available to show customers the vacated spaces and help with taking payments and process rentals. Ideal Candidate:
The ideal candidate is energetic, dependable, self-motivated, and takes pride in maintaining a clean, safe, and attractive facility. This individual should have a strong work ethic, a positive attitude, and the ability to work independently while remaining attentive to detail. Candidates must be comfortable working outdoors in varying weather conditions, safely climbing ladders, and performing tasks at heights, including hanging holiday lights along building rooflines. The successful candidate must be capable of performing the physical duties required for facility maintenance and upkeep and be able to pass a pre-employment drug screening. Other Expectations:
This is not all inclusive of the work that may need to be done. Unexpected things happen. All employees need to understand the color-coded management lock system policy set forth by the management company. Daily Duties of Onsite Manager and Maintenance Assistant:
Open and close office in accordance with posted times. Get maintenance golf cart out. Get customer golf cart out. Make sure the golf cart is clean with no maintenance equipment on it. Remove the key from ignition when not in use and place inside in the office. Notify manager if any maintenance is required on the golf cart. Complete daily security checks at the beginning and end of day and as needed throughout the day, making sure occupants and the occupant's guests have appropriately secured their storage space. Check facility perimeter and address items needing immediate attention. Could include trash or debris from an overnight storm, wind, spills, or debris on floors. Check interior for problems needing immediate attention and clean up any spills. Landscaping - Pull weeds and trim bushes for daily upkeep. Check rental software for overlocks/unlocks - first thing each morning and again just before close; placing the proper management lock on the space. Update overlocks/unlocks in rental software, enter notes on occupant accounts in rental software and assist with taking payments. Clean and stock bathroom(s). Include cleaning the sink, exterior of paper towel dispenser, exterior of soap dispenser, clean the exterior and interior of the toilet, empty trash cans and restock with paper towels, soap, and toilet paper as needed. Clean office. Sweep and mop the office floor, clean desktops, and counters with disinfecting wipes, and empty all trash cans. Clean coffee bar area, stock, and clean and fill Keurig machine. Clean and stock water refrigerator. Clean office and building entry doors. Wash windows in doors and wipe door handles and push bars with disinfecting wipes. Inspect occupant common areas. Pick up trash, wash up spills, wipe down un-upholstered chairs, tables, etc. Clean vacated spaces and the doors both on interior and exterior. Spray inside perimeter of space for pest control. Empty trash cans throughout the facility. Check drive aisles for debris and spills. Pick up debris and clean any spills. Scrub unit doors. Handle all power tools and hand tools safely. Accurately complete an incident report when needed along with pictures of the incident. Communicate with supervisor any maintenance or repair issues. Communicate with supervisor any issue that arises with an occupant or occupant's guest. Complete daily maintenance report AND update your daily maintenance activity log at the end of each workday. List projects completed, services rendered, repairs made, etc., include any service performed for the facility by an outside vendor. List the vendors name and number of employees that were onsite. At end of day, put golf carts away and place on chargers. KEEP MAINTENANCE UNIT AND COMPANY EQUIPMENT AND TOOLS SECURED WHEN NOT IN USE!
Weekly Duties of Onsite Manager and Maintenance Assistant:
Mow lawn, trim and edge lawn and trim around sprinkler heads. Check sprinkler heads and drip lines. Water plants that are not serviced with either sprinkler heads or drip lines. Maintain all plants and landscaping in a neat, clean appearance. Weed-eat access road, retention pond, behind buildings and on slope. Pull weeds in landscape areas. Do not use weed killer in landscape areas. Let supervisor know of any plants that are dying and may need replaced. Prune plants back as needed. (ie: rose bushes trim off dead roses and trim back stems) Front parking area - pick up debris and wash front parking area. Wash windows. Touch up painting on curbs and bollards. Dust cobwebs on unit doors, around lights and any other places you see cobwebs. Wash golf cart and check water level on batteries. Monthly Duties of Onsite Manager and Maintenance Assistant:
Clean exterior signage on gates, buildings, and no smoking signs. Check and paint front sign pole (glossy black), take care not to get paint on any part of the vinyl sign or any building the sign is close to. Let supervisor know of any signage needing to be replaced due to fading, sun discoloration, etc. Spray for pest control. Check, clean and rebait the bait boxes sitting around the facility. Check building gutters and clean as necessary. Check and clean exterior wall pack lights throughout the facility. Check interior lights and motion-sensor lights for burnt out bulbs or ballast. Check and change air filters in office, apartment and in buildings with heat and cooling. Clean and service maintenance equipment; includes both hand and power trimmers, leaf blowers, mower, Billy Goat, any hand tool that needs cleaned, rakes, shovels, wheelbarrow, replace grinder blades as needed, sprayers, and any other equipment that needs cleaned and/or sharpened. Quarterly Duties as directed by Onsite Manager:
Clean and lubricate management locks. Complete roof checks - look for any screws that may be popping up or starting to come out, mark any of concern and report to supervisor. Remove any debris (leaves and trash) that is on the roof. Complete "Self Storage Facility Inspection Checklist - Self Walk-Thru Safety Audit", email to supervisor. Pay:
