This position is a roving maintenance position and requires frequent travel to multiple properties in the Eugene/Springfield/Corvallis area.
Pay Range:

General Description The Maintenance II Roving plays a crucial role in assisting the maintenance operations of small- scale Neighborly Communities properties which include all properties in the designated regions which include: Eugene, Springfield, Philomath, Corvallis and Monmouth. This position ensures that the properties are well-maintained, comply with all legal and safety regulations, and meet residents' needs with high-quality maintenance service. The Service Technician collaborates closely with their Manager to address maintenance issues and service needs, complete apartment turnovers, ensuring compliance with all state and federal laws, Fair Housing laws and regulations, landlord- tenant laws, and OSHA regulations. Essential Duties and Responsibilities This job description is not intended to be all-inclusive. Additional responsibilities may be assigned as needed to support the success of the community and company objectives. Manage and complete the apartment make-ready process, which involves pre- and final move-out inspections, maintenance repairs, painting, and scheduling vendor services. Ensure that grounds and amenities are maintained to meet the property standards. Assist various tasks such as unit turnovers, grounds cleanup and inspections, work orders, and, if applicable, swimming pool maintenance and care. Assist in vendor relations Maintain in-depth knowledge of all Fair Housing regulations. Provide high-quality customer service to residents by striving to exceed their maintenance expectations. Maintain regular and reliable on-site and in-office attendance, in line with the attendance policy outlined in the personnel manual. Assist monthly, biannual, and annual inspections, which include apartment inspections, backflow testing, safety checks (lighting, etc.), fire extinguishers, and fire suppression systems. Ensure cleanliness, safety, and compliance with OSHA standards for the shop and maintenance equipment. Maintain a working knowledge of the various property layouts and finishes. Represent the company professionally by wearing Neighborly Communities-branded apparel. Be available to take on the after-hours emergency on-call schedule, making yourself available on weekends and after hours as needed. Assist in providing feedback on necessary maintenance supplies and materials needs. Schedule, prepare for, and conduct a monthly 3A+ SAM (Safety Accountability Meeting) with your supervisor. Assist in vendor auditing, including evaluating bids and services for your property. Attend monthly safety meetings Maintain expert-level knowledge of all property maintenance platforms, including but not limited to Leonardo, SharePoint, and ResMan. Adopt the principles of the Outward Mindset. Complete all necessary and assigned training through GraceHill, including other courses or seminars such as Outward Mindset Gatherings and Outward Performance trainings. Perform other related duties as assigned by management. Required Knowledge, Skills, and Abilities Proficient in Microsoft Office suite. Strong ability to work independently with minimal oversight as well as part of a team. Excellent communication, organizational, and time management skills. Capable of maintaining confidentiality and handling sensitive information with discretion. Demonstrates clear and professional communication in both oral and written forms. Skilled at managing multiple competing priorities and deadlines while maintaining a strong attention to detail. Able to interact effectively with others, prioritizing the principles of an Outward Mindset. Education and Experience High school diploma or equivalent. At least one (1) year of maintenance repair experience. Certificates, Licenses, Registrations Pool Certification is required or must be willing to obtain within 90 days of hire. OSHA Certification preferred. Must maintain a valid and active vehicle insurance policy and have a reliable vehicle. Active Oregon Drivers License. Physical Demands and Work Environment Frequently required to stand. Frequently required to walk. Frequently required to sit. Frequently required to utilize hand and finger dexterity. Frequently required to travel to sister properties and other Neighborly functions. Must be able to drive from site to site while on the clock. Occasionally required to climb, balance, bend, stoop, kneel or crawl. Continually required to talk or hear. Continually required to work on-site, in person. Frequently exposed to outside weather conditions. Occasionally exposed to bloodborne and airborne pathogens or infectious materials. While performing the duties of this job, the noise level in the work environment is usually moderate. The employee must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include: close vision; distance vision; color vision; peripheral vision; depth perception and ability to adjust focus.
