Job Description

Purpose of your Job Position The primary purpose of your job is to maintain the grounds, facility, and equipment in a safe and efficient manner in accordance with current applicable federal, state, and local standards, guidelines, and regulations, our established policies and procedures, and as may be directed by your administrator, to assure that a successful maintenance program is maintained at all times. Delegation of Authority As Maintenance Lead you are delegated the administrative authority, responsibility, and accountability necessary to carry out your assigned duties. Job Functions Every effort has been made to make your job description as complete as possible. However, it in no way states or implies that these are the only duties you will be required to perform. The omission of a specific statement of duties does not exclude them from the position if the work is similar, related, or is a logical assignment to the position. Major Duties and Responsibilities Administrative Functions 1. Attend all facility training sessions and staff meetings. Must obtain 12 hours of training per year. 2. Must successfully complete and pass the Pennsylvania Department of Public Welfare Adult Residential Licensing Personal Care Home Direct Care Staff training course. 3. Must possess current certification or have the ability to successfully complete and pass a First Aid and CPR training. 4. Maintain a high level of professionalism and courtesy towards all residents, visitors, family members and CO-workers. 5. Complete necessary documentation in areas that require documentation on a duty completed. Work order forms must be completed and turned into administrator upon completion of order. 6. Any and all other related duties as assigned by immediate administrator. 7. Abide by the policies and procedures of the DuBois Village and regulations set forth by the Department of Human Service Licensing. 8. Be prepared to handle emergencies as they occur (i.e., rescheduling work assignments and work schedules, etc.). 9. Assist in ensuring quality control measures and providing input into the monthly quality assurance meetings. 10. Review and follow Personal Care Home assessments and support plans to meet the needs of each resident. 11. Assure that maintenance schedules are followed as outlined for respective shift or area. 12. File any complaints or grievance to your administrator. 13. Assist with activities sponsored by the DuBois Village as directed by your administrator. 14. Report any unusual incident or concern to administrator. 15. Participate in various committees of the facility as necessary. 16. Follow all established safety procedures and precautions when operating office equipment. Maintenance Services 1. Receive and follow maintenance schedules/instructions from your administrator and as outlined in our established maintenance policies and procedures. 2. Perform routine maintenance on grounds, parking areas, driveways, etc., by cutting, trimming, policing, sweeping, etc., as necessary/directed. 3. Perform routine maintenance and repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, etc., as directed, in accordance with established procedures. 4. Replace burned out light bulbs, to include, exit lights, overhead lights, fluorescent lights, room call lights, etc., and perform cleaning duties whenever necessary. 5. Perform unscheduled maintenance tasks as directed. 6. Perform all scheduled safety inspections and preventative maintenance as directed. Safety and Sanitation 1. Follow all established safety procedures and precautions when performing maintenance service. 2. Maintain the general plant and facility in good repair, ensuring a safe, clean, and orderly environment. 3. Report all incidents/accidents, no matter how minor, to your administrator immediately.
Note:
such occurrences must be reported on the shift they occur. 4. Report all unsafe/hazardous conditions, defective equipment, etc., to your administrator immediately. 5. Assure that work/assignments areas are clean and equipment, tools, supplies, etc., are properly stored before leaving such areas on breaks, end of work day, etc. 6. Keep your work area (s) free of hazardous conditions, i.e., grease/oil spills, excess supplies, equipment, etc., to assure that all established safety rules/regulations are followed at all times. 7. Follow established fire safety policies and procedures. 8. Assure that established infection control and universal precautions practices are maintained when performing maintenance. 9. Use protective clothing/devices when performing tasks that involve the handling of infectious waste and/or blood or body fluids. 10. Other(s) that may become necessary/appropriate to assure that our facility is maintained in a safe and comfortable manner. Equipment and Supply Functions 1. Assure maintenance supplies have been replenished in work areas as necessary. Provide weekly inventory of supply orders. 2. Follow established safety precautions when performing tasks and when using equipment and supplies. 3. Assist others in lifting heavy equipment, supplies, etc., as directed or requested. 4. Assist with completion of capital projects as directed by your administrator. Universal Worker Functions 1. Respond to resident requests and call bells promptly and appropriately, as necessary. 2. Assist residents with meals; including providing waitress services at meal times, as necessary. 3. Provide escort services to residents as needed and assist with travel. 4. Maintain universal worker status at all times while on duty. Resident Rights 1. Assure that the resident's' rights are abided by. 2. Maintain confidentiality of all pertinent resident care/business information to assure resident rights are protected. 3. Knock before entering a resident's room. Working Conditions Works in all areas of the facility. Sits, stands, bends, lifts, and moves intermittently during working hours. Is subject to frequent interruptions and may need to reschedule maintenance activities. Works beyond normal working hours, weekends, holidays, other shifts, and in other positions when necessary. May be subjected to infectious diseases, substances, contaminated articles, etc., including potential exposure to Blood; Body fluids, AIDS
AND HEPATITIS B VIRUSES.
Communicates with nursing personnel, and other department personnel. Is subject to hostile and emotionally upset residents, family members, personnel, visitors, etc. Is involved with residents, family members, personnel, visitors, government agencies, etc., under all conditions and circumstances. Is subject to falls and burns from equipment, odors, etc., throughout the work day, as well as to reactions from dust, disinfectants, etc. May be required to work in cramped spaces and in adverse weather conditions. Educational Requirements Must possess, a high school diploma or GED equivalent. Experience At least one (1) year experience in health care field preferred. Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical and plumbing systems. Must have the ability to read and interpret blueprints. Must be knowledgeable in building codes and safety regulations. Specific Requirements Must be able to read, write, speak, and understand the English language. Possess the ability to make independent decisions, to follow instructions and accept constructive criticism when circumstances warrant such action. Possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel and the general public. Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of maintenance work areas. Ability to work harmoniously with other personnel as well as be willing to handle residents based on whatever maturity level they are currently functioning. Ability to minimize waste of supplies, misuse, of equipment, etc. Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing practices. Be able to follow written and oral instructions. Must have patience, tact, cheerful disposition, and enthusiasm, as well as be willing to handle residents, staff, and visitors based on whatever maturity level they are currently functioning. Must pass physical capabilities exam, physical, drug screen and background check upon hire. Be free from a medical condition, including drug or alcohol addiction, which would limit direct care staff persons from providing necessary personal care services with reasonable skill and safety. Must have a valid PA drivers licenses, prior approval by insurance carrier.
