QUALIFICATIONS:
High school diploma or equivalent. Minimum of (3) years of experience in maintenance and custodial services. Supervisory experience helpful but not required. Basic computer skills. Applicant must be knowledgeable in all aspects of custodial and grounds operations. Must be able to implement all employee custodial training programs, demonstrate proper use of chemicals in the workplace, evaluate job descriptions and work assignments, conduct quality inspection programs and follow-up procedures. Possess skills necessary to assist the Director of Buildings and Grounds in the supervision of all employees, including building trades. Must have management skills to supervise staff, prepare management reports, conduct evaluation and possess experience in working with union contracts. Able to work flexible schedules. Such alternatives to the above qualifications as the Board may find appropriate and acceptable.

PERFORMANCE RESPONSIBILITIES
Assist the Director of Buildings and Grounds in the supervision of the afternoon and/or daylight shift which includes: maintenance staff, custodians, summer workers, watchmen, grounds keepers, utility persons, secretary and any and all substitutes performing maintenance or custodial services. Maintain the physical school plant and facilities in a condition of operating excellence, cleanliness, and safety, in order that full education of use may be made of them at all times, and to insure continuous compliance with all regulatory acts, including A.D.A., O.S.H.A., Clean Air Act, Safe Water Drinking Act, A.H.E.R.A. Assist the Director of Buildings and Grounds in assuming responsibility for the comprehensive overall planning and scheduling of maintenance, custodial, and repair requirements of the School District. Assists the Director of Buildings and Grounds in establishing appropriate maintenance, grounds keeping, security and custodial requirements for each school building and facility; and, establishes and administers appropriate schedules and procedures for same. Acts with full authority for the operation of the maintenance and custodial staffs in the absence of the Director of Buildings and Grounds. Makes frequent unscheduled inspections of all school district facilities to insure the timely completion of previously established maintenance, groundskeeping, security and custodial requirements. Assists the Director of Buildings and Grounds in all areas of maintenance and custodial services to the degree deemed necessary by the Director of Buildings and Grounds and/or the Superintendent or his/her designee. Assist in the coordination of all purchase requirements for the custodial supplies and equipment. Assists in establishing and supervising the summer cleaning program and scheduling. Oversees the proper formulations and applications of all fungisides, herbisides, and restricted use pesticides. Assists in making recommendations for the assignment of and termination of employment of all personnel encompassed within his area of building and grounds operations. Assists in scheduling work routines for all employees assigned to his / her supervision. Inspects all school buildings, grounds and installations on a regular basis to determine that high standards of workmanship, cleanliness, safety and security are maintained. Assists in establishing and maintaining a coordinated inventory control program for all areas of the physical plant department. Aids in the inspection and maintenance of the fire alarm systems and fire extinguishers on a regularly scheduled basis at all buildings. Works in close conjunction with designated employees who are assigned to fire and maintain all pressure vessels in the school district. Assists in the monitoring of the buildings, heating systems, freezers, pool and other areas on weekends and holidays as necessary. Performs such other tasks and assumes such other responsibilities as the Director of Buildings and Grounds may assign from time to time.
TERMS OF EMPLOYMENT
Twelve month work year. Salary and benefits according to Act 93 Agreement.
EVALUATION
Performance of this job will be evaluated in accordance with provisions of the Board's policy on Evaluation of Personnel.
