Make-Ready / Maintenance Technician Holly Park Apartments - Corpus Christi, TX Holly Park Apartments is seeking a dependable and motivated Make-Ready / Maintenance Technician to join our team in Corpus Christi, Texas. This position is responsible for preparing apartment homes for new residents while also assisting with general property maintenance and upkeep throughout the community. The ideal candidate will have general maintenance experience, strong attention to detail, and the ability to work independently while maintaining high-quality standards. We are looking for someone who takes pride in their work, provides excellent customer service, and contributes positively to the overall success of the property. Responsibilities Conduct inspections of vacant apartment homes to identify needed repairs and improvements Prepare apartment homes for move-in readiness in a timely and efficient manner Perform minor plumbing, electrical, HVAC, and general maintenance repairs Complete sheetrock repairs, painting, and touch-up work Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, mirrors, and baseboards Check and replace lights, A/C filters, faucets, sink plugs, and related fixtures as needed Assist with appliance removal, installation, and troubleshooting Repair plaster holes and complete minor bathroom tile repairs or replacements Repair or replace mini blinds, ceiling fans, and other apartment fixtures Make apartment keys as needed Assist with trash-outs and removal of bulky items to dumpsters Help maintain cleanliness of the property grounds and common areas Deliver notices to residents when requested Report supply and material needs to the Property Manager or Maintenance Supervisor Assist the maintenance team with additional service requests and community maintenance tasks as assigned Maintain a clean and organized work environment while safely using tools and equipment Provide professional and courteous customer service to residents and visitors Qualifications High School Diploma or equivalent preferred General knowledge of apartment maintenance and repair work Experience with plumbing, electrical, HVAC, painting, and general carpentry preferred Ability to safely use and maintain power tools and maintenance equipment Knowledge of EPA and OSHA regulations preferred Strong organizational and multitasking skills Ability to meet deadlines in a fast-paced environment Willingness to work a flexible schedule, including weekends and on-call rotations if needed Ability to walk the property, climb stairs, bend, stoop, kneel, squat, push, pull, and stand for extended periods Must be able to lift up to 50 pounds
