Full Job Description Position Summary:
The Make Ready Technician is responsible for preparing vacant apartment homes for new residents by completing repairs, cleaning, painting, and ensuring each unit meets company quality standards. This position also assists with general property maintenance, including maintaining the swimming pool, common areas, and grounds to ensure the community remains clean, safe, and attractive. Essential Duties & Responsibilities Apartment Turns Prepare vacant apartments for occupancy within established deadlines. Complete painting, patching, drywall repairs, and touch-up work. Replace or repair flooring, blinds, fixtures, and hardware as needed. Perform basic plumbing repairs such as replacing faucets, toilets, and garbage disposals. Perform basic electrical repairs including replacing outlets, switches, light fixtures, and smoke detectors. Inspect appliances and ensure they are operating properly. Complete punch lists prior to move-in. Report any major maintenance issues to the Maintenance Supervisor. Property Maintenance Maintain cleanliness of breezeways, stairwells, parking lots, and common areas. Remove trash and debris throughout the property. Assist with pressure washing, curb appeal, and landscaping projects. Assist with work orders as assigned. Pool Maintenance Clean and skim the swimming pool daily. Vacuum pool as needed. Test and adjust pool chemicals according to local health regulations. Empty skimmer baskets and clean pool deck. Monitor pool equipment and report any issues immediately. Ensure the pool area remains clean, safe, and compliant with all safety regulations. General Responsibilities Follow all OSHA and company safety policies. Properly use and maintain tools and equipment. Assist during emergency maintenance situations when necessary. Maintain a professional attitude with residents, vendors, and coworkers. Perform other duties as assigned by management. Qualifications Previous apartment maintenance or make-ready experience preferred. Basic knowledge of painting, plumbing, electrical, drywall, and appliance repair. Pool maintenance experience is preferred but not required (training may be provided). Ability to lift up to 75 pounds. Ability to work outdoors in various weather conditions. Valid driver's license and reliable transportation preferred. Strong work ethic, reliability, and attention to detail. Skills Time management Problem-solving Teamwork Customer service Ability to prioritize multiple tasks Basic knowledge of hand and power tools Physical Requirements Frequently stand, walk, bend, kneel, climb ladders, and lift heavy materials. Work both indoors and outdoors in hot, cold, and wet conditions. Ability to safely operate maintenance equipment and tools.
Pay:
$17.00 - $20.00 per hour
