Maintenance personnel are responsible under the direction of the Manager for the overall maintenance of the physical property. A/C Experience a plus
Duties and Responsibilities:
1. Participate in all maintenance projects concerning Property. 2. Perform light electrical repairs on items such as appliances, fixtures, outlets, switches, circuits , etc 3. Perform light plumbing duties such as cleaning stoppages, replace fittings , change water heater elements, change water heater, faucet replacement, clear sewer lines , etc... 4. Replace broken glass, tile, screens, garbage disposals, fixtures, appliances, locks, shades, light roofing repairs, etc... 5. Interior and exterior painting. 6. Perform light carpentry and drywall repair and replacement (tape, floating , and acoustic replacement). 7. Assist with custodial work in common areas, including picking up trash, sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc... 8. Perform extermination services when required. 9. Participate in emergency schedule for evening, weekend and Holiday coverage, including daily schedule of lock
  • up of property, resident lock-outs, and vehicle towing.
10. Be responsible for inventory control and proper utilization of maintenance supplies and equipment. 11. Work with the Manager to establish daily schedule, prioritizing work order requests, routine maintenance checklists , and preparation of vacant apartments for occupancy. 12. Be responsible for refurbishing apartments prior to resident occupancy. 13.Ensure that scheduled maintenance on all equipment is performed on manufacturer's recommendations and operating manuals, and all safety checks are performed before each and every time equipment is used. 14.Keep accurate record regarding preventative maintenance, work orders, apartment refurbishing, annual inspections, inventories and purchasing. 15.Have knowledge regarding water and gas meter shut

  • outs. Keep a map with these locations clearly marked. 16.Keep routine surveillance schedule of outdoor lighting to ensure lights are operational . Replace bulbs when burned out in the common area lighting . 17.Assist in apartment move
  • ins and move-out inspections when necessary. 18.Work with Manager to determine proper procedure for anything beyond your current capabilities, or warranty work. Manager will consult with the Supervisor before contacting sub
  • contractors or outside servicemen.
19.Assist manager in weekly property inspections of buildings, grounds and vacant units. Perform repairs and janitorial maintenance as needed. 20.Must wear proper work-boots at all times to prevent toe and ankle injuries. Boots are maintained as an employee expense. 21.Must wear safety goggles and work gloves when the work being performed poses a safety threat to eyes and/or hands. 22.Perform other duties as may be required.
Job requirements:
1. Ability to speak read and write English. 2. Ability to perform basic mathematics. 3. Ability to read and interpret written instructions. 4. Ability to furnish and use hand tools. 5. Ability to use power tools, including without limitation, saws, drills, etc.. . 6. Ability to move up to one hundred fifty (150) pounds with mechanical assistance; safely lift and carry up to fifty (50) pounds up and down stairs; climb up and down ladders. 7. Mechanical aptitude or experience in basic mechanical care or repair, related to apartment building maintenance and repair. 8. Working knowledge of basic electricity (AC circuits or DC controls). 9. Ability to work evenings, weekends or holidays when necessary. 10. Ability to work in adverse weather conditions out of doors. 11. Ability of employee to travel to other cities when necessary to aid other Apartment Complexes. Employer will run background check and requesting applicant has clean record.
