Director of Maintenance Summary :

Coordinates all maintenance, laundry, kitchen, lawn/grounds functions to provide a safe and pleasant environment for the residents. Ensures that all corrective and/or preventive maintenance is efficiently and effectively completed.

Qualifications :

Previous maintenance required. HVAC familiarity. Proven preventive and corrective maintenance knowledge. Familiarity with and understanding of local, state and OSHA regulations and guidelines. Sound written and oral communication skills, effective interpersonal skills, problem solving and flexibility required.

Physical Requirements :

Requires the ability to exert 50 pounds of force frequently, up to 100 pounds occasionally and/or constantly lift, carry, push or move objects frequently. Walking, standing, bending, stooping, squatting, reaching, and climbing are required frequently. Must have the ability to operate various types of equipment. Must have the ability to negotiate some narrow and shallow spaces. Comes in contact with hazardous materials.

Essential Duties and Responsibilities:

Responsibilities include, but are not limited to: Performs preventive and correct maintenance. Responsible for implementation and ongoing documentation in laundry, kitchen, grounds and maintenance. Assists in planning, preparation and inventory control of supplies, equipment and repairs budgets. Performs daily inspection of facility and grounds to assure a safe and clean environment for residents, visitors and staff. Performs repairs initiated by daily maintenance request procedure. Attends and participates in staff meetings and trainings. Daily inspects grounds and removes trash and debris. Handles any exterior watering duties. Schedules sprinkler, alarm, fire extinguisher checks as indicated. Is on call for emergencies.
