Job Description

Portico has an amazing opportunity to join our team as an Assistant Maintenance Supervisor! This position will be based at our apartment community, Flats at Tanglewilde, in Houston, TX. Job Summary The Assistant Maintenance Supervisor supports the Maintenance Supervisor in maintaining the overall condition, safety, and functionality of the community. This role assists with supervising maintenance operations, service requests, preventative maintenance, and apartment make-readies. In the absence of the Maintenance Supervisor, the Assistant Maintenance Supervisor oversees daily maintenance activities to ensure timely service delivery and resident satisfaction. Key Responsibilities Maintenance Operations Assist with daily maintenance operations, including service requests, preventative maintenance, and emergency response Complete and oversee repairs involving HVAC, plumbing, electrical, appliances, carpentry, and general maintenance Ensure service requests are completed within established timeframes and documented accurately in property management software Participate in on-call rotations, including evenings and weekends Team Support & Supervision Assist with training, scheduling, and supervising maintenance team members Provide coaching, feedback, and support compliance with company policies and safety standards Lead or assist with daily maintenance meetings and communicate work priorities Monitor overtime and assist with timekeeping approvals when needed Preventative Maintenance & Inspections Perform scheduled preventative maintenance, inspections, and safety checks Assist with maintaining common areas, grounds, amenities, pools/spas, and access-controlled systems Identify maintenance issues and communicate repair needs to the Maintenance Supervisor Make-Ready & Unit Turns Assist with move-out inspections and determining scope of work Perform and monitor apartment make-ready repairs and quality control inspections Track unit readiness and ensure apartments meet company standards prior to move-in Inventory, Safety & Vendor Coordination Maintain maintenance shop organization, tools, and inventory levels Assist with ordering supplies and tracking warranties Uphold OSHA standards, PPE usage, and company safety procedures Coordinate with vendors and contractors as directed Resident Service Deliver responsive, professional service to residents Communicate clearly regarding maintenance timelines and completed work Support resident satisfaction and retention efforts Qualifications Experience & Education 1-2 years of hands-on maintenance experience required Prior experience as a Maintenance Technician preferred Experience with HVAC, plumbing, electrical, and building systems High school diploma or GED required; Associate's degree preferred or equivalent experience Certifications & Licenses HVAC certification required EPA, CPO, and applicable state or local certifications required Valid driver's license and proof of insurance required Skills & Competencies Strong customer service and communication skills Ability to lead, train, and work collaboratively with a team Organized, detail-oriented, and able to manage multiple priorities Comfortable working in fast-paced and emergency situations Proficiency with maintenance tools and property management software (OneSite, Yardi, or similar preferred) Bilingual (English/Spanish) preferred Physical & Work Requirements Ability to lift up to 100 pounds Ability to stand, walk, climb ladders, and perform repetitive tasks Work indoors and outdoors in varying weather conditions Exposure to chemicals, mechanical equipment, and residential environments Evening, weekend, on-call, overtime, and occasional travel may be required Our Company is an equal Opportunity Employer.
