Job Description
The purpose of the full-time PM Maintenance position is to perform maintenance and building security tasks for Pleasant View Nursing Home.
Essential Duties and Responsibilities The following duties are normal for this position. These are not to be construed as exclusive or all-inclusive. Other duties may be required and assigned. Monitor building and room temperature and make adjustments to heating, air conditioning, and ventilation system controls as needed. Monitor heating plant operation and perform routine procedures and testing as directed. Perform routine maintenance to HVAC systems equipment. Change filter and lubricate moving parts. Monitor central oxygen tanks and adjust pressure as required. Monitor fire safety equipment. Arrange re-charging extinguishers. Respond to maintenance requests submitted by various department personnel to perform necessary tasks to accommodate resident safety, comfort, or specialized needs. Perform repairs and maintain fixtures and equipment as needed including hand rails, doors, windows, lights, wheelchairs, G-chairs, kitchen equipment and appliances, laundry equipment, beds, and tray carts. Monitor well water system operation. Monitor system pressures and chemical additive equipment. Monitor water softener operation and add salt when required. Accept deliveries of supplies and place items in proper storage areas. Assist in performing grounds maintenance tasks including lawn mowing and trimming, snow removal from walks and parking lots. Maintain building security. Check for locked and unlocked doors. Other duties as may be necessary and assigned by supervisor. Position shift hours

- -2 pm to 10:30 pm Monday through Friday.
- -Every 3rd weekend, schedule changes to cover weekend Sat/ Sun 8-4:40pm (Fri & Mon off)
- -Maintenance team shares on-call duties (compensated).
- -Occasional overtime may be required.
Perform Essential Job Functions:
High school diploma with one-year building maintenance experience, or any combination of education and experience that provides equivalent knowledge, skills, and abilities. Vocational training in building maintenance, equipment repair, or related area preferred. Have a basic understanding of caring for the elderly and special needs Have a basic understanding of Resident Rights Have a basic understanding of Abuse Prevention and Reporting Have a basic understanding of change of condition Have a basic understanding of accident prevention and safety Have a basic understanding of Fire Safety and Tornado Safety. Have a basic understanding of dementia and approaches in caring for a person with dementia Have a basic understanding of what to do when a resident presents in a combative, aggressive or difficult manner. Have a basic understanding of Infection Control Practice Must have basic computer knowledge or be willing to learn to navigate a laptop, smart phone, and/ or tablet. Pleasant View Nursing Home is a 24-hour facility which requires continuous care for residents, therefore employees must meet attendance standards by arriving to work on time, work all scheduled shifts and extra shifts that are agreed to work and have an overall excellent attendance record. Physical and Mental Abilities Required to Perform Essential Job Functions Language Ability and Interpersonal Communication Ability to analyze and categorize data and information in order to determine the relationship of the data with reference to criteria/standards. Ability to compare, count, differentiate, measure and sort data and information. Ability to assemble, copy, record, and transcribe data. Ability to explain, demonstrate, and clarify to others within well established guidelines and standards, as well as the ability to follow specific instructions and respond to simple requests. Ability to utilize advisory data and information such as technical operating manuals, maintenance requests, equipment maintenance schedules and records, blueprints, electrical diagrams, oxygen use log, equipment repair manuals, vehicle maintenance manuals, guidelines. Ability to communicate effectively with PVNH personnel, residents, maintenance supervisors, and nursing staff. Ability to perform work and conduct self in manner conductive to promoting positive work environment and meeting mission/goals of organization. Mathematical Ability Ability to add, subtract, multiply, and divide. Ability to calculate percentages, fractions, and decimals. Judgment and Situational Reasoning Ability Ability to use functional reasoning development in performing activities with rational systems involving diversified work requiring exercise of judgment. Ability to apply situational reasoning by exercising judgment, decisiveness and creativity in situations involving the evaluation of information against sensory or judgmental criteria. Physical Requirements Ability to operate equipment and machinery requiring complex and rapid adjustments. Ability to handle, load and unload, and move and guide material using simple tools. Ability to use mechanic's hand tools, snow shovel, carpenter tools, water testing instruments, drill press, ax, and cutting torch. Ability to operate power lawn mowers, trimmers, chain saw, snow blower. Ability to coordinate eyes, hands, feet, and limbs in performing semi-skilled movements such as assembling. Ability to exert mildly heavy physical effort in moderate to heavy work, including lifting, carrying, pushing and pulling. Ability to lift up to 40 pounds to height of 70". Ability to lift 80 pounds to height of 48". Ability to stoop, kneel, crouch, and crawl. Ability to climb and have good balance. Ability to recognize and identify degrees of similarities or differences between characteristics of colors, forms, sounds, odors, associated with objects, materials, and ingredients. Possess valid driver's license. Ability to drive facility vehicles and various ground maintenance equipment safely. Environmental Adaptability In regard to environment factors, work is under moderately safe and comfortable conditions with potential factors such as odors, smoke, potential violence, noise, disease.
