Job Description

Job Summary A Dothan housing agency is seeking an experienced and motivated Maintenance Supervisor to oversee maintenance operations across its residential properties. This position is responsible for supervising maintenance staff, coordinating repairs and preventive maintenance programs, managing contractor services, and ensuring properties remain safe, compliant, and well-maintained. The ideal candidate will have strong leadership skills, extensive hands-on maintenance experience, and a commitment to providing quality housing for residents. Essential Duties and Responsibilities Oversee daily maintenance operations all properties. Supervise, train, schedule, and evaluate maintenance staff. Coordinate and perform repairs, preventive maintenance, and property inspections. Manage maintenance budgets, inventory, and purchasing of supplies and equipment. Coordinate and monitor the work of contractors and vendors. Respond to and manage maintenance emergencies, including after-hours situations. Ensure compliance with all applicable safety standards, building codes, HUD requirements, and housing regulations. Maintain and oversee plumbing, electrical, HVAC, structural, and other building systems. Prepare reports, maintain records, and monitor work order completion. Required Qualifications Minimum of five (5) years of hands-on maintenance experience with demonstrated proficiency in at least two skilled trades. Minimum of two (2) years of supervisory or lead maintenance experience. Valid driver's license with an acceptable driving record. OSHA 10 Certification or the ability to obtain certification within 90 days of hire. Strong knowledge of maintenance practices, safety procedures, and building systems. Preferred Qualifications EPA 608 Universal Refrigerant Certification. Licensed Journeyman Electrician or Master Plumber. Certified Apartment Maintenance Technician (CAMT) or Public Housing Maintenance Technician (PHMT) credential. Experience with UPCS inspections and
HUD REAC
preparation. Familiarity with housing management software and work order management systems. Physical Requirements Ability to lift and carry up to 75 pounds. Ability to climb ladders, work in confined spaces, and perform physically demanding tasks for extended periods. Must have on-call availability.
Pay:
$55,000-$65,000 per year (based on experience and qualifications)
