The Regional Maintenance Director is responsible for management of maintenance staff and functions of assigned facilities.
Qualifications:
The position requires a high school diploma or GED, three (3) years' transferable management experience, and demonstrated knowledge and ability to manage a residential maintenance staff. Strong communication, interpersonal, and leadership skills, as well as strong computer skills and technical knowledge.
Principle Activities:
Hire, train, and supervise maintenance staff. Organize/oversee schedules of maintenance staff. Oversee day to day operations of the maintenance department to ensure work orders are completed in a timely manner. Conduct timely and constructive performance evaluations. Responsible for disciplinary action and termination of staff as needed and in accordance with VOASE Policies & Procedures. Monitor facilities and vehicles to ensure the program is in compliance with fire, safety, and health certification standards and policies and procedures. Contract with skilled/licensed individuals for repairs/replacements when necessary. Perform ongoing preventive maintenance on facilities and vehicles. Manage maintenance inventory and equipment. Manage work orders using VOASE's maintenance software program. Manage keys to facilities and vehicles. Operate within assigned budget. Perform other related duties as assigned. Language Skills:
Ability to read and understand job related documents. Ability to respond to common inquiries or complaints from collaborating personnel. Ability to write detailed notes and/or oral instructions. Ability to effectively conduct department plans and oral instructions.
