Maintenance Director Birmingham, AL | $90,000-$105,000 Base +Annual Bonus Relocation candidates are strongly encouraged to apply! Our client is seeking an experienced and highly organized Maintenance Director to oversee operations across a unique 513-unit residential portfolio consisting of two communities located within 15 minutes of one another. This is not a traditional maintenance leadership role—it is a highly visible, hands-on position supporting a demanding, service-focused residential environment that includes historic homes, single-story residences, and newer two-story housing. The portfolio serves a highly professional resident base with elevated expectations and a fast-paced operational environment driven by frequent unit transitions, strict service standards, and complex property challenges. Approximately 66 student housing units transition annually within a concentrated 6-week period each summer, requiring exceptional organization, urgency, and operational execution. This opportunity is ideal for a strong maintenance leader who thrives under pressure, enjoys solving complex property issues, and leads by example. The ideal candidate is detail-oriented, tech-savvy, highly responsive, and comfortable working directly in homes during challenging situations. This role requires a "working director" mindset—not someone who simply supervises from behind a desk.
Key Responsibilities:
Oversee maintenance operations for a 513-unit residential portfolio across two properties Lead and manage a team including a Maintenance Supervisor, Change of Occupancy (COM) Manager, and 7 maintenance technicians Coordinate large-scale unit turns, including approximately 80 home transitions within a 6-week peak period Manage ongoing maintenance challenges associated with historic housing stock, including environmental concerns, plumbing issues, mold remediation, leaks, roofing projects, and infrastructure repairs Maintain exceptional resident service standards while managing high customer expectations in a demanding environment Partner closely with operational leadership and ownership while maintaining strong follow-through and accountability Utilize Yardi, Excel, reports, KPIs, and budget data to drive operational decisions and performance Oversee vendor management and ensure projects and repairs are completed effectively and on schedule Participate in on-call responsibilities and respond directly to emergency and escalated maintenance situations Ensure compliance with safety standards, preventative maintenance programs, and operational policies Qualifications:
5+ years of residential building maintenance experience 5+ years of maintenance leadership or supervisory experience overseeing 350+ residential units/homes Strong experience with older homes, environmental issues, infrastructure challenges, and high-volume unit turnover Proven leadership skills with the ability to motivate and manage high-performing teams Strong organizational skills with exceptional follow-up and attention to detail Excellent communication and customer service skills Financial and operational acumen with experience reviewing budgets, reports, and performance metrics Strong technology skills, including experience with Yardi, Excel, and maintenance reporting systems HVAC/EPA
certification required OSHA 10 and CPO certifications highly preferred Experience in military housing, affordable housing, tax credit housing, or other highly regulated residential environments is strongly preferred The Ideal Candidate:
