Job Description

Superintendent Superintendent Position Overview We are seeking an experienced Superintendent to oversee the daily operations, maintenance and capital projects for our property portfolio with a focus on hotel and restaurant assets. Key Responsibilities Lead and supervise maintenance and engineering teams to deliver timely, high-quality service across hotel and restaurant properties. Plan, prioritize, and oversee preventive and corrective maintenance programs for mechanical, electrical, plumbing, HVAC, refrigeration, and building envelope systems. Coordinate and manage contractors and vendors for specialty trades, renovations, and capital projects, ensuring work meets scope, budget, schedule and quality standards. Conduct regular inspections of rooms, common areas, kitchens and back-of-house spaces to ensure safety, regulatory compliance and guest/tenant satisfaction. Manage work orders, inventory of spare parts and supplies, and maintain accurate maintenance records using a CMMS or equivalent system. Develop and monitor departmental budgets, control operating costs, and prepare financial reports for owners or property managers. Enforce health, safety and environmental policies, including OSHA, local building codes and food-safety-related infrastructure requirements. Respond to emergency maintenance incidents and on-call issues, directing resources and communicating status to stakeholders until resolution. Train, mentor and evaluate staff performance, establish clear expectations, and implement continuous improvement initiatives. Collaborate with operations, food & beverage and front-of-house teams to support guest experience, event readiness and tenant relations. Qualifications 5+ years of superintendent experience, preferably in hotels, restaurants, multi-family or commercial properties. Proven experience working with restaurant and hotel facilities, including commercial kitchen equipment and guest-room systems. Strong technical knowledge of HVAC, refrigeration, plumbing, electrical and building systems; ability to diagnose and oversee complex repairs. Experience managing contractors, capital projects and preventive maintenance programs.
