Job Description
Compensation:
$27.00-$31.00 per hour (depending on experience) Job Overview We are seeking a dependable, proactive, and skilled Lead Property Maintenance Technician to support our commercial and residential property portfolio throughout Orange County. This is a hands-on field position responsible for completing maintenance repairs, conducting property inspections, overseeing a small day porter team, and helping identify preventative maintenance needs across multiple properties. The ideal candidate is organized, professional, mechanically inclined, and comfortable working independently while maintaining high standards for property appearance, safety, and functionality. This role includes use of a company vehicle, company tools/equipment, and company purchasing accounts/materials . Responsibilites Perform general maintenance and repair work at residential and commercial properties Complete drywall/stucco patching and painting touch-ups Handle basic plumbing repairs including unclogging sinks/toilets, faucet replacements, and water heater relighting Perform minor electrical fixture replacements such as outlets, switches, and lighting fixtures Change locks and complete basic hardware installations Conduct gutter cleaning and roof walks/inspections Respond to maintenance requests and emergency service calls as needed Assist with unit turnover preparation and punch-list completion Conduct regular inspections of properties and common areas Identify preventative maintenance needs before issues escalate Report safety concerns, damage, and repair recommendations Document property conditions with photos and detailed notes Ensure properties are maintained to company standards Oversee and support a small day porter team Conduct quality control inspections of completed work Provide feedback, coaching, and direction to field staff Assist with scheduling priorities and coverage when team members are unavailable Provide operational support and field coverage as needed Complete work orders accurately and efficiently while tracking materials and receipts through company systems Maintain company vehicle, tools, and equipment in professional condition •This position requires daily travel between multiple properties throughout Orange County. Qualifications 3+ years of general property maintenance or facilities maintenance experience preferred Valid California driver's license with clean driving record Ability to lift 50+ lbs and work outdoors when necessary Comfortable using mobile apps/work order management systems for documentation, communication, and photo reporting. Knowledge of drywall repair, painting, basic plumbing, and minor electrical work Ability to safely use maintenance tools and equipment Excellent leadership skills with the ability to motivate teams and manage multiple projects simultaneously Comfortable working independently and managing multiple properties/tasks Strong communication and organizational skills Preferred Skills Experience working in residential and/or commercial property environments Leadership or team oversight experience preferred Fluency in English with clear communication skills essential for team coordination and reporting Bilingual (English/Spanish) is a plus Company Provides Company vehicle Company tools and equipment Fuel and materials purchasing account Consistent work orders and property assignments Growth opportunity within a growing companyPay:
