Full Job Description Position Summary:
The Facility Maintenance Manager performs a wide variety of tasks related to the maintenance, repair and upkeep of non-production machines and equipment. This position will be expected to do building repairs that may involve plumbing, lighting, carpentry and cleaning of the office and bathroom facilities. Repairs and maintains physical structures of commercial and industrial establishments, such as floors, walls, office buildings, and shop areas using hand tools and power tools. Repairs and rebuilds non-production equipment as needed to support production requirements. Manages and maintains all digital records of maintenance activities in the Limble CMMS online maintenance database.
DAILY JOB FUNCTIONS
Turn on Air Compressor at the beginning of shift. Manage and maintain compressed air system and quality of shop air. Open the Facility including disarm the Alarm, unlock front door, gates and turn on Front Lobby lights Manage and lead new equipment installations. Read and interpret blueprints, schematics and detailed repair drawings related to non-production machinery and equipment Monitor & Measure, Change, Recycle, and Evaporate water soluble cutting fluids and oils per PM schedule. Manage all hazardous waste equipment, storage, and recycling Manage all metal recycling activities and vendors Replace defective electrical switches and other electrical fixtures. Paints equipment, facility, and structures, and repairs woodwork with carpenter's tools. Repair or replace plumbing fixtures. Repairs plaster and Walls. Maintains, cleans, and repairs outdoor yard, sheds, and other outbuildings. Purchase all tools, supplies, and service contractors as needed to maintain the work environment. Tracks and records maintenance activities or repairs made Manages all outside vendor contractors for non-production equipment and facilities maintenance and repair a. Creates Purchase Orders in MRP b. Schedules and coordinates all vendor work c. Completes a "walk-through buy-off" for all vendors at the end of their work to verify work was performed as requested and per PO requirements. A Maintenance signature is required on all Vendor Work Orders to document "walk-through buy-off" of work performed. d. Receives Purchase Orders in ERP for all vendor work
WEEKLY JOB FUNCTIONS
Performs regularly scheduled weekly non-production equipment PM maintenance and documents all work in PM folders and digitally on maintenance software. Reports and communicates all pending machine or building maintenance to appropriate managers on a regular basis

PERFORM AS NEEDED
1. Supervise and perform janitor or janitorial services. 2. Supervise any additional projects or improvements. 3. Support and respond to facilities emergencies and/or repairs, as needed and/or after hours. 4. Open shop in the morning and bring all electrical, lights etc up. 5. Support Saturday Manager responsibilities 6. Maintain all A/C, Heat and Light timers for optimum usage. 7. Monitor utilities (water, gas, electric) usage and ensure no leakage. 8. Write performance evaluations. 9. Give new employee orientations. 10. Participates in red team meetings. 11. Participates in Annual RCRA and Hazardous Waste Management Training
JOB QUALIFICATION REQUIREMENTS
Training and Experience Required:
Minimum 5 years' experience performing maintenance within an organization in the manufacturing industry. High School Diploma Self-motivated and able to work without constant supervision. Great communications skills & efficient time management skills
Desired:
Good working knowledge and experience with hand tools used in repair. Good computer spreadsheet and word processing skills. Mechanical aptitude and technically inclined Experienced working in team environment essential.
Physical Demands:
The employee is required to: The employee is required to: stand, walk, push, pull, reach overhead, and bend to the floor. Exert 20 to 50 pounds of force occasionally, and/or exert 10 to 25 pounds of force frequently, and/or exert up to 10 pounds of force constantly to move objects. Work overhead on elevated lifts to perform maintenance on but not limited to the following systems: lights, electrical, cables, air lines and water lines. Stand, walk, push, pull, reach overhead, and bend to the floor. Exert up to 50 pounds of force occasionally, and/or Exert up to 10 pounds of force frequently.
Licenses:
OSHA Forklift Certified Visual Acuity:
Near acuity and accommodation are required for reading machine dial gages, blueprints, and precision measuring instruments used in the inspection of parts.
Hearing Acuity:
Ability to monitor machine sounds to identify and diagnose changes to take appropriate action. Working environment includes office atmosphere as well as machine shop environment.
