Job Description

Position Summary The facility is looking for a maintenance director to operate both the Skilled nursing facility and the Assisted Living facility situated in the same lot. The Maintenance Director is responsible for planning, organizing, and directing all aspects of the facility's maintenance, environmental safety, and plant operations programs. This position ensures that the skilled nursing facility is maintained in a safe, functional, and compliant manner consistent with federal, state, and title 22 regulation, including life safety and infection control standards. Essential Duties and Responsibilities Direct and oversee all maintenance operations, including preventive maintenance, repairs, and emergency response to equipment failures. Develop and implement preventive maintenance schedules for building systems, equipment, and grounds. Ensure compliance with all federal, state, and title 22 regulations, including HCAI, fire safety, and life safety codes. Conduct regular inspections of the facility to identify safety hazards, maintenance needs, and compliance issues. Coordinate and oversee contractors and vendors performing maintenance or renovation work. Maintain documentation of inspections, repairs, preventive maintenance, and regulatory compliance activities. Manage facility utilities, including HVAC, plumbing, electrical, emergency generators, and water systems. Ensure emergency preparedness equipment and systems are operational and regularly tested. Collaborate with department leaders to address maintenance concerns and support resident care operations. Develop and manage departmental budgets, inventory, and purchasing of supplies and equipment. Supervise, train, and evaluate maintenance staff to ensure efficient and effective operations. Participate in quality assurance and performance improvement (QAPI) initiatives. Respond to after-hours emergencies as required. Qualifications Education and Experience High school diploma or GED required; technical or vocational training preferred. Minimum of 3-5 years of maintenance experience in healthcare, SNF, or a related environment. At least 2 years of supervisory experience. Experience with life and safety, Title 22 and HCAI strongly preferred. Knowledge, Skills, and Abilities Strong leadership, organizational, and problem-solving skills. Ability to read blueprints, technical manuals, and regulatory guidelines. Proficient in maintenance management software and Microsoft Office applications. Excellent communication and interpersonal skills. Physical Requirements Ability to stand, walk, bend, climb ladders, and lift up to 50 pounds. Ability to work indoors and outdoors in varying environmental conditions. Must be available for on-call and emergency situations as needed. Working Conditions The Maintenance Director works in a healthcare environment serving elderly and medically complex residents. The position may involve exposure to cleaning chemicals, mechanical equipment, infectious materials, and emergency situations requiring prompt response. Pay:
$70,304.00 - $83,200.00 per year
