Broomfield, Colorado Are you a dynamic leader passionate about property management, supportive housing, and building inclusive communities? BlueLine Property Management is seeking a skilled Property Manager/ Maintenance Technician to oversee the daily operations of a newly constructed apartment community in Broomfield, Colorado, designed to serve primarily adults with Intellectual and Developmental Disabilities (IDD). Position Overview As a Property Manager, you will be the driving force behind the successful operation of our community. This role blends property management, supportive housing coordination, and hands-on oversight of property maintenance and vendors. You will work closely with on-site service providers to support residents while also ensuring the property is well-maintained, safe, and operating efficiently. The ideal candidate is organized, proactive, and comfortable balancing resident support, operations, and maintenance coordination. Key Responsibilities Leadership & Collaboration Partner with on-site service providers to support residents, particularly adults with IDD Foster a positive, team-oriented company culture Represent the community in meetings with service providers, ownership, and regional leadership Address team concerns and conflicts with professionalism, clarity, and consistency Operations & Property Maintenance Ensure compliance with Fair Housing and Landlord/Tenant laws Oversee leasing activities, including application review, screening, and approvals Conduct regular property inspections to ensure safety, cleanliness, and quality standards Maintain accurate records and prepare required reports Maintenance & Vendor Coordination Oversee day-to-day maintenance operations of the property Coordinate and schedule vendors for repairs, preventative maintenance, and capital projects Ensure timely resolution of work orders and maintenance requests Monitor vendor performance and enforce service quality and contract expectations Maintain property systems (HVAC, plumbing, electrical, etc.) through proactive planning Ensure compliance with safety standards and building requirements Financial Management Maximize property performance through budgeting and expense management Assist in annual budget development and financial forecasting Monitor maintenance and vendor expenses to control costs Process invoices and manage accounts in accordance with company procedures Marketing & Resident Retention Develop and execute creative marketing strategies Conduct market research to stay competitive within the Broomfield/Denver metro area Plan and facilitate resident engagement activities Address resident concerns promptly, with a focus on respect and resolution Qualifications Required High school diploma or equivalent Experienced in Property Management Strong knowledge of Fair Housing and Landlord/Tenant laws Experience overseeing property maintenance and/or coordinating vendors Proficiency in Microsoft Office and property management systems Solid financial acumen and ability to interpret budgets and reports Excellent communication, time management, and leadership skills Valid driver's license and proof of auto insurance Preferred Fair Housing Certification Experience working with individuals with IDD or in supportive housing environments 1-3 years of experience in affordable housing or property management LIHTC Certification Experience with Permanent Supportive Housing (PSH) or service-enriched communities Basic knowledge of building systems and maintenance processes Working Conditions Regular work schedule with occasional evenings, weekends, and on-call responsibilities Ability to lift up to 25 lbs and navigate stairs Ability to respond to maintenance or property issues as needed Comfortable working in both office and property environments Why BlueLine Property Management?
