Job Description

Delwest Management is looking for a dynamic and experienced and dependable Maintenance Supervisor for a mid-rise, multi-family/affordable 156 unit property, located in Denver's North Parkhill area. The right candidate for the position will have past multi-family housing maintenance supervisory experience, superior technical skills, be customer service oriented and have knowledge in electrical, carpentry, plumbing, work order protocol and unit turnover knowledge and expertise. Must have the ability to troubleshoot furnace, a/c issues. Managing a small staff is a necessary part of the position with the ability to train/motivate your team. Basic computer skills are necessary with an understanding of a property management software/maintenance module, G-mail, inventory management, google calendar, excel/word. Must manage on-call schedule and be available should the need arise. Job responsibilities include but are not limited to: Inspect facilities to troubleshoot potential problems and provide solutions. Ability to complete unit turns quickly and efficiently per industry standards. Contribute to and monitor annual and semi-annual tasks (make-ready/work orders and preventative maintenance schedules). Supervise and monitor trades during installations, repairs or maintenance by our approved vendors. Work with Community Manager to obtain bids and prepare annual budgets. Inspect and maintain building systems (electrical, plumbing, HVAC, fire safety, appliances). Contribute annually to the development of the maintenance budget. Ensure adherence to quality standards and health and safety regulations. Prepare property for federal, city inspections. Verbal and written communication skills are necessary. Must be able to communicate effectively and professionally with residents and other staff members. Must be organized and dependable with the ability to multi-task and prioritize during the day. Must be able to handle daily/weekly/monthly priorities while handling emergencies that may arise.
Required Skills:
Verifiable favorable past experience as a Maintenance Supervisor for a large (150+ unit) multi-family apartment community. Ability to troubleshoot appliance diagnostics and repair, unit turnover processes, and work order management in property management software Ability to build rapport and work well with all team members and residents. Communicate with residents in a clear and professional manner. Bilingual a plus! EPA certified or the ability to be certified within 60 days of employment. Must have reliable transportation with a valid Colorado Driver's License. Must pass pre-employment background and drug screening. Ability to effectively manage team on daily tasks.
