Job Description:
The Maintenance Technician III will carry out a range of skilled maintenance tasks independently, demonstrating expertise and efficiency in their work. They are expected to inspect, diagnose, troubleshoot, and repair within all client communities, as well as master a variety of systems and practices within the department. Maintenance Tech III can expect to complete work orders, general maintenance, electrical, plumbing, carpentry, appliance installation/repair, custodial functions, complete unit turnovers, etc. while always maintaining safety and operational standards. This job requires travel to various locations around the metro area. Candidates must have reliable transportation and tools. We welcome vets and retirees!

Manages, troubleshoots, and completes varied tasks that require inspection, diagnosis, problem solving, installation, testing, monitoring, and repair or replacement of equipment, components, building facilities, and any other items associated with housing facilities Performs maintenance dealing with plumbing, irrigation, electrical systems, carpentry, drywall, roofing, fencing, HVAC, and other miscellaneous tasks Documents before and after pictures and detailed notes of all work orders and preventative maintenance tasks in a timely manner, to maintain and complete work orders Completes all work orders within the scheduled time to ensure client satisfaction Escalates unusual and/or extraordinary circumstances regarding the property and/or residents appropriately to the Field Operations Manager when necessary Communicates with team, tenants, property management, and other stakeholders to efficiently and effectively coordinate and update all parties about work progress and completion Works with all necessary manual and electric tools and equipment, chemicals, and supplies Ensures all equipment, work sites, and storage or shop areas are maintained neatly and are in good working condition Ensures all work is compliant with applicable laws, regulations, and safety standards, including OSHA safety standards Strictly adheres to confidentiality policies according to resident's rights, regulations, and courtesy Adheres to all contractual agreements Handles emergency maintenance situations as necessary Maintains a work environment that is marked by respect for others, that reflects the values of cultural competency, builds workforce diversity, and that fosters cooperation and teamwork Performs other duties as assigned Assists and coaches Maintenance Technician I and II with maintenance tasks and skill growth
Experience and Qualifications:
Track record of maintenance experience (general repairs, plumbing, electrical, etc.) Reliable transportation and tools Skilled certifications and licenses a bonus Capable of working independently and upholding quality standards Sound critical thinking and decision-making skills Consistently superb customer service skills; excellent interpersonal/assertive communications skills demonstrating a high degree of emotional intelligence Knowledge of homeless issues and demonstrated sensitivity to and a desire to work with underserved populations Must have a valid Colorado Driver's License Knowledge of basic principles, methods, techniques, tools, equipment and machinery commonly used in the field Skills in diagnosis and repair of a variety of industrial/mechanical equipment, systems and machinery Familiarity with the use of hand tools, measuring tools and other precision and diagnostic instruments A working understanding of ordinances and regulations and safety practices pertaining to the trade Basic knowledge, skill and ability to comply with OSHA safety standards (ie- hazardous materials, PPE, confined space entry, fire & emergency planning, lockout/tagout, etc.) Able to follow and apply written and oral work instructions, exercising independent judgment within established guidelines Ability to compute basic shop mathematics, read and interpret plans, lists, specifications, manuals and/or blueprints Basic understanding of facility shop procedures and practices. Ability to lift 50+ pounds Understanding of basic electrical safety and basic first aid Basic computer/app skills for completing and/or recording work order information and other standard business communications Ability to assist at a variety of property locations, as needed Ability to work on-call nights, weekends and holidays, as needed Education and Work Experience High school diploma or equivalent education preferred Prior customer service experience working with homeless or low-income population preferred Previous hands-on maintenance experience highly preferred, especially in an apartment or multi-family setting Certifications in professional skilled areas of property maintenance preferred Physical Requirements Percentage of work time spent on activity: 0% - 24% 25% to 49% 50% to 74% 75% to 100%
