Job Description
At Pier Rock, The Lead Maintenance Technician is responsible for performing repairs, maintenance, and inspections to ensure the proper operation, safety, and aesthetics of residential apartment units, common areas, and property grounds as the sole Maintenance Team member of this property. This role involves handling both routine and emergency maintenance tasks to maintain high levels of resident satisfaction and property standards. The below outlines the primary requirements of the job, however, the Community Manager may request assistance in other areas on an as needed basis. Key Responsibilities 1. General Maintenance and Repairs Perform routine maintenance and repairs on residential units and property systems, including:
Plumbing:
Fix leaks, replace fixtures, and clear clogs.Electrical:
Repair outlets, switches, and light fixtures.HVAC Systems:
Replace filters, clean coils, and assist with minor repairs.Appliance Repairs:
Diagnose and repair refrigerators, ovens, dishwashers, washers, and dryers.Carpentry:
Repair doors, windows, cabinets, and drywall.Painting:
Touch-ups and full-unit painting as required. 2. Preventive Maintenance o Conduct scheduled preventive maintenance on equipment and building systems.- Inspect and maintain HVAC systems, plumbing, electrical systems, and appliances.
- Knowledge of general plumbing, electrical, HVAC systems, carpentry, and appliance repair.
- Ability to troubleshoot and diagnose maintenance issues effectively.
- Familiarity with tools, equipment, and maintenance best practices. Other Skills

- Good communication skills to interact with residents, supervisors, and team members.
- Ability to prioritize tasks and handle multiple assignments simultaneously.
REQUIRED
: HVAC Certification (EPA Section 608) for refrigerant handling. Certified Pool Operator (CPO) for pool maintenance. OSHA 30 safety certification https://www.clicksafety.com/osha-30-construction, shall be required within 90 days We encourage additional certifications including mold identification and remediation, fire extinguisher use and safety, HVAC, electrical etc.. Courses are available upon request and approval. Physical Requirements Ability to lift up to 50 pounds regularly and occasionally heavier loads. Work on ladders, in tight spaces, and at heights. Perform tasks requiring bending, kneeling, climbing, and standing for extended periods. Work outdoors in varying weather conditions. Key Performance Indicators (KPIs) Response time to resident service requests Unit turnover completion time and quality Preventive maintenance task completion rate Resident satisfaction scores for maintenance services Safety compliance and incident rates Work Schedule Full-time position with availability for on-call rotations, weekends, and after-hours emergencies. Tools and Equipment Use of supplied and personal standard maintenance tools: drills, saws, screwdrivers, multimeters, etc. PPE (gloves, goggles, masks, etc.); supplied by Company (request from supervisor prior to performing any related tasks if not available/provided) Summary The Multifamily Maintenance Technician plays a critical role in ensuring that the property operates smoothly and residents enjoy a safe, clean, and comfortable living environment. This position requires technical expertise, strong problem-solving skills, and a proactive approach to maintenance and repair tasks.Pay:
