Job Description

Job Summary We are seeking a dedicated and experienced HVAC Maintenance Technician with apartment property experience to join our dynamic team. In this role, you will be responsible for maintaining, repairing, and optimizing heating, ventilation, air conditioning (HVAC), refrigeration, plumbing, and mechanical systems across our residential communities. Your expertise will ensure residents enjoy a comfortable living environment while supporting the overall property maintenance operations. Duties Perform routine inspections and preventive maintenance on HVAC systems, including air conditioning units, boilers, and ammonia refrigeration equipment. Troubleshoot and repair HVAC/R (Heating, Ventilation, Air Conditioning/ Refrigeration) systems using schematics and technical manuals. Conduct equipment repairs involving plumbing, refrigeration, welding, and mechanical components to ensure optimal operation. Read and interpret schematics, blueprints, and HVAC design documents to accurately diagnose issues and implement solutions. Maintain detailed records of service activities, repairs performed, and system performance logs for compliance and future reference. Assist with appliance repair tasks related to property maintenance including field service on various mechanical appliances. Operate diagnostic tools such as ohmmeters to evaluate electrical components and ensure proper functioning of HVAC systems. Requirements Proven experience in construction or property maintenance with a focus on HVAC systems within apartment communities or similar residential settings. Service technician experience with hands-on work repairing HVAC units, refrigeration systems, plumbing fixtures, boilers, and appliances. Strong mechanical knowledge complemented by the ability to read schematics and HVAC design plans effectively. Field service experience demonstrating the ability to troubleshoot complex equipment issues efficiently. Knowledge of ammonia refrigeration systems and experience working with HVAC/R equipment is highly desirable. Ability to operate specialized tools including ohmmeters, welding equipment, and other diagnostic or repair devices. Valid driver's license with a clean driving record; familiarity with drivers preferred for transportation needs. Certifications in HVAC or refrigeration (such as EPA 608 certification) are beneficial but not mandatory; relevant training will be provided for qualified candidates.
