Job Description
The Facilities Maintenance Supervisor organizes, monitors and supervises facility maintenance operations while performing a variety of technical tasks relative to facilities. This position is responsible for and will provide direct oversight for the overall maintenance of multiple properties throughout Central Florida to include hangar, ramp and office facilities. Including but not limited to structural repairs to facility, doors and sidings, hangar door wheels, tracks, door operators (hydraulic/electric), hangar flooring, hangar door motor repairs, repair of roof leaks, pavement/seal coating repairs, airplane apron inspections, plumbing, electrical (hangar interior and exterior lights), maintenance of equipment, landscaping, irrigation, painting, and carpentry.
DUTIES AND RESPONSIBILITIES
Maintain records, logs and files to include periodic inspections and maintenance on all HVAC, generators, fire pumps, etc. Directly supervise and monitor the performance and workmanship of team and contractors/vendors and their respective agreements. Plan, prioritize, assign, supervise, review and participate in the work of the staff responsible for the facility maintenance. Oversee the Maintenance Technicians, Porters, and Janitorial team where applicable. Establish schedules and methods for providing facility maintenance services; identify resources needed and available allocating resources accordingly. Interface directly with and supervise all outside service vendors, contractor and employees monitoring, inspecting and following up on all work. Must maintain professional relationships with owners, tenants, vendors and staff while providing the highest level of service. Provide maintenance and repair budget information. Perform building inspections, liaison with tenants, additionally necessary functions in absence of proper manager. Update and maintain inventories for equipment and supplies. Analyze maintenance service orders for the most efficient and cost effective repair. Must be able to respond to after-hour emergencies at all hours and days.QUALIFICATIONS
10 years' experience in multi-building/multi-location commercial maintenance. 5 years' experience in supervisory of maintenance role. Basic computer and Microsoft skills; Word, Excel, Outlook, PowerPoint. Strong communication skills required. Excellent problem solving and conflict resolution skills needed. Possess strong negotiating skills. General knowledge of costs for maintenance repair and related items. The ability to read and understand building & floor plans (as-builts, plumbing drawings, and mechanical drawings). Must have the knowledge to perform building inspections, liaison with tenants, additional necessary functions in absence of property manager in a professional manner. Extensive knowledge of HVAC, plumbing, electrical and life safety systems. Knowledge of carpentry, mechanical and structural, painting variables to include metal & concrete, plumbing, flooring, welding, roof repair coating, repairs to metal sheeting, window and door installation, motors and structures related to roll-up doors, hangar doors and gates. Thorough knowledge of the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties. Sufficient body mobility, flexibility, and agility to lift and carry objects repeatedly; could exceed 100 pounds. Ability to work in an office or outside environment that may require exposure to weather and walking, bending, stooping for long periods of time and allow for limited sitting. Ability to deal with heights to include lifts, ladders, and rooftops in a safe manner. Must possess knowledge and usage of PPE to include knowledge of MSDS, lock out/tag procedures when working in a construction/remodeling environment. Must be able to work with construction materials, dust and debris wearing appropriate PPE. Must hold a valid State Driver's License HVAC, electrical, plumbing and other trade school certificates a plus, but not required. Bilingual helpful.
