Salary:
$26.00 per hour + paid vacation + benefits + employer matching 401k
Job Summary:
The residential property Superintendent is responsible for the safe and economical maintenance of the building, the grounds, outside perimeter and the building's mechanical equipment. The Superintendent should demonstrate strong characteristics of commitment, trustworthiness and accountability. This position reports to the Regional Property/Maintenance Manager/Property Manager.
Duties & Responsibilities:
Performs basic repairs and adjustments (i.e. carpentry work, painting, plastering, flooring work, demolition of walls, electrical, etc.). Ensures compliance and adherence to building rules and regulations . Examine boiler by testing safety valves and performing routine maintenance. Cleans public spaces including the front of the buildings, leasing office, yards, steps, entrance hall, etc. Maintains appliances, equipment and inventory of supplies. Ensures adherence to regulations regarding garbage removal. Responsible in managing Handyman in completing tasks and work orders. Conducts daily, weekly and monthly physical inspections of common areas and move-in and annual unit inspections. Reviews work order requests from property management staff and residents to ensure that maintenance issues are being solved promptly. Responds to emergencies and other building needs 24 hours a day, 7 days a week (Employee must be reachable via company-issued mobile telephone and available to work). Performs other duties as assigned.
