Job Description

The Maintenance Lead is responsible for overseeing and performing the maintenance, repair, and upkeep of condominium buildings, grounds, and common areas. This position provides leadership to maintenance staff, coordinates vendors and contractors, ensures compliance with safety standards, and helps maintain a clean, safe, and attractive living environment for residents.
Essential Duties and Responsibilities:
Perform and oversee routine, preventive, and corrective maintenance of buildings, equipment, and common areas. Inspect property regularly to identify maintenance needs, safety hazards, and repair requirements. Troubleshoot and repair plumbing, electrical, HVAC, irrigation, lighting, and general building systems as appropriate. Coordinate and monitor maintenance schedules for elevators, fire systems, generators, pools, and other property assets. Respond promptly to maintenance requests and emergency situations. Coordinate with outside contractors and service providers. Review completed work to ensure quality standards are met. Assist in obtaining bids and proposals for maintenance projects. Monitor contractor compliance with property rules, safety requirements, and insurance standards. Maintain maintenance records, work orders, equipment logs, and inspection reports. Assist with budget planning and monitor maintenance-related expenses. Track inventory of tools, supplies, and replacement parts. Recommend capital improvements and preventive maintenance programs. Ensure compliance with local, state, and federal safety regulations. Conduct routine safety inspections and address hazardous conditions. Assist with emergency preparedness and response procedures. Maintain knowledge of applicable building codes and condominium association policies.
Full-Time Salary:
Up to $25 DOE
