Job Description

Highlands Senior Living is currently seeking a qualified individual for an Area Maintenance position. This is a hands-on role that requires autonomy and travel between our two facilities in Cartersville and Rome, Georgia.
Key responsibilities include:
  • Responding to work orders and performing preventive and corrective maintenance on electrical, mechanical, and plumbing systems.
  • Painting, installing flooring, and furniture assembly.
  • General upkeep of the interior, exterior, and facility grounds, including landscaping.
  • Scheduling and ensuring the timely completion of regulatory inspections (e.g., fire and life safety, hood cleanings, sprinkler inspections, and HVAC).
  • Performing HVAC installations and managing routine servicing for company vehicles.
  • Supervising one to two maintenance technicians and overseeing facilities maintenance projects.
  • Selecting and overseeing third-party contractors for specialized repairs.
  • Maintaining accurate records of work, inspections, and regulatory compliance.
  • Ensuring compliance with all safety standards and regulations.
  • Providing excellent customer service by addressing resident needs promptly and professionally.
Who we are We own and operate senior living centers in the Southeast ( Georgia, South Carolina and North Carolina). Our first facility started in 2021 and we have grown that portfolio to 7 facilities with a focus on leveraging Technology and Digital Marketing to meet our resident care needs. We provide support for the families of those in need of care, regardless of the situation. Our staff tailors their care to the individual needs or concerns of our patients and their next of kin. Qualifications Experience :
Minimum 2 years of maintenance experience, with a preference for 2+ years in a supervisory role within senior living, hospitality, or apartment management.
Leadership :
Supervises maintenance technicians, special projects and demonstrates effective communication with a proactive approach to problem-solving.
Technical Skills :
Proficiency in HVAC, plumbing, electrical, and carpentry. Ability to read blueprints and understand building systems. Knowledge of residential painting techniques is a plus.
Regulatory Knowledge :
Familiarity with state/local building codes, safety regulations, and life safety compliance (fire inspections).
Physical Ability :
Must be able to lift up to 100 pounds, with regular requirements to push, pull, or move heavy equipment.
Administrative Skills :
Experience with budgeting, vendor management, and Computerized Maintenance Management.
