Job Description
Highlands Senior Living is currently seeking a qualified individual for an Area Maintenance position. This is a hands-on role that requires autonomy and travel between our two facilities in Cartersville and Rome, Georgia.
Key responsibilities include:
- Responding to work orders and performing preventive and corrective maintenance on electrical, mechanical, and plumbing systems.
- Painting, installing flooring, and furniture assembly.
- General upkeep of the interior, exterior, and facility grounds, including landscaping.
- Scheduling and ensuring the timely completion of regulatory inspections (e.g., fire and life safety, hood cleanings, sprinkler inspections, and HVAC).
- Performing HVAC installations and managing routine servicing for company vehicles.
- Supervising one to two maintenance technicians and overseeing facilities maintenance projects.
- Selecting and overseeing third-party contractors for specialized repairs.
- Maintaining accurate records of work, inspections, and regulatory compliance.
- Ensuring compliance with all safety standards and regulations.
- Providing excellent customer service by addressing resident needs promptly and professionally.
Qualifications Experience :
Minimum 2 years of maintenance experience, with a preference for 2+ years in a supervisory role within senior living, hospitality, or apartment management.Leadership :
Supervises maintenance technicians, special projects and demonstrates effective communication with a proactive approach to problem-solving.Technical Skills :
Proficiency in HVAC, plumbing, electrical, and carpentry. Ability to read blueprints and understand building systems. Knowledge of residential painting techniques is a plus.Regulatory Knowledge :
Familiarity with state/local building codes, safety regulations, and life safety compliance (fire inspections).Physical Ability :
Must be able to lift up to 100 pounds, with regular requirements to push, pull, or move heavy equipment.Administrative Skills :
