Our team is responsible for keeping properties operating efficiently, responding to tenant needs, completing capital projects, and protecting the value of our real estate assets. We take pride in getting the job done right, holding each other accountable, and delivering quality work every day. Job Overview PMR is seeking a Maintenance Foreman to lead and manage our field maintenance team. This position is responsible for overseeing daily work orders, assigning tasks, managing personnel, coordinating projects, and ensuring maintenance work is completed safely, efficiently, and to company standards. This is a working foreman position. The ideal candidate must be capable of leading a crew while also performing maintenance work when needed. The successful candidate will be organized, dependable, mechanically inclined, and able to hold employees accountable while maintaining productivity in the field. Responsibilities Supervise and manage maintenance technicians on a daily basis. Assign and coordinate work orders, repairs, and projects. Ensure technicians arrive on time, remain productive, and complete assigned work. Manage daily schedules, routes, and manpower allocation. Conduct quality control inspections and verify completed work. Train and develop maintenance personnel. Address performance issues and communicate expectations clearly. Coordinate emergency repairs and urgent maintenance requests. Oversee preventative maintenance programs across multiple properties. Manage inventory, tools, equipment, trailers, and company vehicles. Coordinate with vendors, contractors, and suppliers as needed. Assist with project planning, budgeting, and job costing. Maintain accurate records of completed work and project status. Enforce company safety policies and procedures. Serve as the primary field contact between management and maintenance staff. Technical Requirements Strong working knowledge of HVAC systems. Experience with electrical troubleshooting and repairs. Experience with plumbing repairs and maintenance. Carpentry, drywall, painting, and general construction skills. Roofing and leak diagnosis experience preferred. Landscaping and grounds maintenance experience preferred. Ability to diagnose and resolve maintenance issues independently. Ability to operate lifts, trailers, power tools, and maintenance equipment safely. Qualifications Minimum 5 years of commercial maintenance, construction, or facilities experience. Previous supervisory or crew leadership experience preferred. Strong problem-solving and decision-making skills. Ability to manage multiple projects simultaneously. Strong communication and organizational skills. Valid driver's license with acceptable driving record. Ability to lift 75 pounds and work in various weather conditions. This position is not for someone who wants to sit behind a desk all day. The Maintenance Foreman must be willing to work alongside the crew, solve problems in the field, and ensure work is completed correctly and on schedule.
Pay:
$24.00 - $32.00 per hour
