ROLE OVERVIEW
The Maintenance Supervisor leads and coordinates all maintenance-related activities for a residential community. This position is accountable for maintaining the property's buildings, systems, and grounds to ensure a clean, safe, and well-functioning environment. The role involves supervising maintenance personnel, prioritizing daily tasks, and responding to routine, preventative, and urgent repair needs. CORE RESPONSIBILITIES
Lead, coach, and oversee maintenance staff, ensuring high-quality workmanship and adherence to safety standards Organize daily assignments and monitor progress on work orders, repairs, and service requests Conduct regular property inspections, preventative maintenance programs, and unit turnover projects Respond to emergency maintenance issues and ensure timely resolution Communicate effectively with residents, property staff, and leadership regarding maintenance issues and updates Maintain inventory levels for tools, equipment, and maintenance supplies Ensure all maintenance activities meet local codes, OSHA standards, and Fair Housing requirements Accurately complete service logs, reports, and required documentation Uphold a professional image and act as a positive representative of the community Perform other duties as needed to support property operations SCOPE OF MAINTENANCE WORK
Interior and exterior repairs including carpentry, drywall, patching, and sealing Electrical troubleshooting and repairs involving outlets, switches, breakers, and lighting Plumbing repairs such as fixtures, drains, disposals, and minor piping work Appliance diagnostics, repair, and replacement (ranges, refrigerators, dishwashers, laundry equipment) HVAC system installation, maintenance, and repair Painting, flooring touch-ups, cabinetry, and countertop repairs Oversight of pest control efforts and removal of bulk or abandoned items Cleaning and inspection of mechanical rooms, storage areas, and common spaces Grounds, exterior, and shared-area maintenance as required REQUIRED QUALIFICATIONS
High school diploma or GED Minimum of 2-4 years of maintenance experience in multifamily housing, residential, or a similar environment Strong understanding of safety practices and regulatory compliance Valid driver's license and dependable transportation Availability for on-call schedules, weekends, holidays, and extended hours as needed EPA/HVAC and Certified Pool Operator (CPO) credentials preferred Ability to supply and maintain personal hand tools TECHNICAL COMPETENCIES
Broad working knowledge of building maintenance systems including plumbing, electrical, HVAC, carpentry, and appliances Ability to read, interpret, and execute work orders, manuals, and safety procedures PHYSICAL & ENVIRONMENTAL REQUIREMENTS
Ability to lift and carry up to 80 pounds independently Regular physical activity including standing, walking, bending, kneeling, climbing, and reaching Comfortable working at heights (ladders up to 30 feet) and in tight or enclosed spaces Capable of working both indoors and outdoors in various weather conditions Commitment to consistently following all safety rules and protocols Job Type:
