MMS Group is on the hunt for someone like YOU! Our Area Maintenance Supervisor provides an added layer of operational support across our portfolio of properties, reinforcing site-level efforts and helping drive consistency in maintenance operations. MMS Group is seeking an Area Maintenance Supervisor for our GA properties.
Duties and Responsibilities:
Supervise, support and train Maintenance Superintendents and Technicians across assigned sites. Provide ongoing performance feedback and assist manager in providing corrective action plans when necessary. Temporary fill vacant Maintenance Superintendent roles and coordinate coverage plans with RPMs. Ensure all work orders are properly entered, tracked, and completed in the work order system. Verify resident permission prior to unit entry. Ensure work orders are completed within 24 hours when possible; if delayed, ensure residents are notified in writing with an estimated completion date. Leave completed or incomplete work order documentation in the resident's unit and return copies to the management office for filing. Analyze work order trends to identify recurring issues or long-term maintenance concerns. Immediately report unauthorized occupants, pets, unsanitary conditions, or suspicious activity to management. Operate property vehicles or golf carts only if authorized and with a valid driving record. Use vehicles strictly for property-related purposes; residents are never permitted in property vehicles. Maintain vehicles in clean, orderly condition. Mileage reimbursement applies only to approved, extraordinary trips exceeding 10 miles round-trip and must be submitted monthly per policy. Turnover & vacant units On-call & emergency response safety & compliance Perform and oversee routine and preventive maintenance Qualifications for this position: High school diploma or equivalent required Minimum of five (5) years of experience in multifamily maintenance and experience involving public contact preferred. Minimum of two (2) years of supervisory or lead maintenance experience Valid driver's license and current vehicle insurance. Required use of personal vehicle for local job-related travel and pick-up, or ability to drive company pickup truck and/or van. Possession of basic tools needed to perform routine maintenance tasks. Formal training or experience in the following areas preferred: carpentry; light plumbing work; light electrical work; painting; refurbishing and applicable Maintenance Testing. Willingness to assist in areas outside of maintenance as needed including janitorial, custodial, gardening, landscaping or painting duties. Must maintain a neat, clean, and professional appearance
