Lead Maintenance Technician

Position Overview We are seeking an experienced, dependable, and hands-on Lead Maintenance Technician to oversee maintenance operations for a large built-for-rent residential community consisting of nearly 200 single-family homes and townhomes. This position requires a highly capable individual with proven experience in residential maintenance who can independently diagnose and complete repairs, maintain the overall appearance and functionality of the community, supervise vendors and maintenance personnel, and respond professionally to after-hours emergencies. The ideal candidate is not simply a "handyman," but a seasoned maintenance professional with at least five years of directly related experience in residential or multifamily property maintenance. Schedule & Availability Full-time, on-site position Monday through Friday 8:00 AM - 5:00 PM Must be available for after-hours emergency calls as needed Must maintain reliable transportation Responsibilities General Maintenance Perform maintenance and repair work on single-family homes and townhomes, including but not limited to: Plumbing repairs and troubleshooting Small appliance repairs Minor HVAC maintenance and repairs, including: Replacing filters Cleaning coils Clearing drain lines Basic troubleshooting and preventative maintenance Drywall and wall repairs Interior and exterior painting Door, trim, and hardware repairs General preventative maintenance Exterior & Grounds Maintenance Minor roofing repairs Pressure washing Irrigation system repairs Water line repairs Routine trash pickup and emptying of community trash receptacles Monitoring and maintaining the overall appearance and cleanliness of the community Vendor & Team Oversight Supervise and coordinate outside vendors and contractors, including landscapers and service providers Ensure vendor work is completed properly and professionally Assist in scheduling maintenance priorities and projects Supervise additional maintenance personnel as assigned Reporting Structure Direct report to the Property Manager Maintain clear communication regarding maintenance issues, emergencies, and community needs Qualifications Minimum 5 years of verifiable experience in residential, multifamily, or property maintenance Strong working knowledge of: Plumbing systems Minor HVAC maintenance General carpentry and repairs Painting and drywall Exterior maintenance systems Ability to diagnose maintenance issues efficiently and complete repairs correctly Strong organizational and time-management skills Professional attitude and strong work ethic Ability to work independently with minimal supervision Must be dependable and responsive for emergency maintenance calls Certifications No HVAC or pool certifications are required for this position. But EPA section 608 would be beneficial Preferred Qualities Experience working in large residential rental communities Leadership or supervisory experience Pride in maintaining high community standards Strong problem-solving ability and attention to detail Compensation Competitive compensation based on experience Additional compensation details to be discussed during the interview process
