We are seeking an experienced and hands-on Maintenance Supervisor to lead all maintenance operations for a multifamily community in Stone Mountain, GA. This role requires HVAC certification and strong leadership skills to oversee the maintenance team, ensure quality control, and maintain the physical integrity of the property. The Maintenance Supervisor is responsible for driving efficiency, enforcing standards, and ensuring all service requests, preventative maintenance, and unit turns are completed on time and to company expectations. Responsibilities Provide full oversight of all maintenance operations, ensuring work orders, unit turns, and preventative maintenance are completed timely and correctly Supervise, train, and manage maintenance staff; assign daily tasks and monitor performance and productivity Work closely with the Property Manager to prioritize maintenance needs and maintain property standards Ensure all work orders are completed within required timeframes with a focus on quality and resident satisfaction Oversee and participate in make-ready (unit turn) process, ensuring vacant units are market-ready on schedule Maintain and repair systems including plumbing, electrical, appliances, and HVAC systems Perform and oversee preventative maintenance programs to minimize repairs and extend asset life Diagnose and repair issues including structural damage, plumbing leaks, electrical failures, and appliance malfunctions Ensure all HVAC systems are properly maintained, serviced, and compliant with regulations Identify, report, and correct safety hazards to maintain a safe living and working environment Manage inventory, supplies, and vendor relationships as needed Ensure all maintenance activities comply with company policies and safety standards Respond to and coordinate emergency maintenance situations as required Maintain clear communication with management regarding property conditions and ongoing issues Requirements Universal HVAC Certification required Minimum 2+ years of maintenance experience in multifamily or related field Proven experience supervising maintenance operations and leading a team Strong working knowledge of plumbing, electrical systems, appliances, and HVAC Ability to prioritize, delegate, and manage multiple tasks in a fast-paced environment Strong problem-solving and diagnostic skills Ability to communicate effectively with team members, management, and residents Experience with work order systems and maintenance tracking Willingness to be on-call and respond to after-hours emergencies Ability to lift, push, and pull as required for maintenance duties Proficient in the use of hand and power tools Knowledge of fair housing guidelines Benefits Medical Dental Vision Life Insurance Short/Long Term Disability 401K Paid Time Off Holidays If you are ready for a company to invest in you, please apply today.
