Job Description

Job description: Maintenance Supervisor Seeking a Maintenance Supervisor for a premier condominium community featuring multiple buildings and extensive, beautifully maintained landscaping. We are committed to providing our residents with a safe, comfortable, and well-maintained living environment. This critical role is responsible for ensuring the efficient operation, upkeep, and aesthetic appeal of our entire condominium property. The ideal candidate will possess a strong technical background, excellent leadership abilities, and a commitment to delivering exceptional service.
Responsibilities:
  • Supervision & Leadership
  • Direct, assist, schedule, and oversee a team of maintenance technicians, ensuring tasks are completed efficiently, safely, and to high standards.
  • Provide hands-on assistance and guidance to the team, actively participating in maintenance and repair tasks as needed.
  • Train and mentor team members, fostering their professional development and ensuring adherence to best practices.
  • Conduct regular inspections of the property, identifying maintenance needs and proactively addressing potential issues.
  • Manage and prioritize work orders, ensuring timely and effective completion.
  • Conduct performance reviews and provide constructive feedback to team members.
  • Promote a positive, collaborative, and safety-conscious work environment. Maintenance & Repair
  • Perform a wide range of skilled maintenance tasks across all property systems, including but not limited to:
Electrical:
Troubleshooting and repair of lighting systems, outlets, switches, and basic electrical circuits.
    Plumbing:
    Repair of leaks, unclogging drains, minor fixture replacement, and basic water heater maintenance.
      HVAC:
      Basic troubleshooting of heating and cooling units, filter replacement, and minor repairs (e.g., thermostat replacement).
        Carpentry:
        Minor repairs to doors, windows, cabinets, trim, and general structural components.
          Painting:
          Touch-ups and minor painting projects.
            Appliance Repair:
            Basic troubleshooting and repair of common residential appliances.
              General Building Maintenance:
              Wall repairs, flooring repairs, hardware replacement, etc.
              • Assist with preventative maintenance programs for all building systems and equipment.
              • Operate and maintain a variety of hand and power tools safely and effectively.
              Landscaping & Grounds :
              • Oversee and assist with the maintenance of extensive landscaping, including irrigation systems, plant health, and general grounds upkeep.
              • Ensure proper care of pathways, common areas, and outdoor amenities.
              • Administrative & Inventory (10%):
              • Maintain accurate records of maintenance activities, work orders, and inventory.
              • Assist with ordering and managing maintenance supplies, parts, and equipment.
              • Obtain bids from external vendors and contractors for specialized services.
              • Ensure compliance with all safety regulations and building codes.
              • Communicate effectively with residents, management, and other departments regarding maintenance issues.
              Qualifications:
              • Minimum of 5-7 years of progressive experience in maintenance, with at least 2-3 years in a supervisory or lead role, preferably within a residential or hospitality setting.
              • Proven hands-on experience and proficiency in a wide range of maintenance disciplines, including electrical, plumbing, carpentry, HVAC, and general building repairs.
              • Strong understanding of building systems and preventative maintenance programs.
              • Excellent leadership, communication, and interpersonal skills.
              • Ability to effectively manage and motivate a team.
              • Strong problem-solving and troubleshooting abilities.
              • Proficiency in reading blueprints and schematics is a plus.
              • Ability to work independently and as part of a team.
              • Valid driver's license and reliable transportation.
              • Ability to lift up to 50 pounds and perform physical tasks common to maintenance work (e.g., climbing ladders, bending, kneeling).
              • High school diploma or equivalent; technical certifications or vocational training are highly desirable.
