Job Description:
Supervise, train, schedule, and evaluate maintenance and custodial staff while promoting a culture of safety, accountability, and professionalism. Oversee daily maintenance operations, including preventative maintenance, repairs, inspections, and work order completion. Perform and assist with general maintenance tasks, including carpentry, painting, plumbing, irrigation, lighting, minor electrical repairs, equipment maintenance, and common area upkeep. Conduct routine inspections of buildings, grounds, amenities, equipment, pools, spas, and common areas to identify maintenance needs and ensure property standards are maintained. Develop and maintain preventative maintenance schedules, inspection records, and maintenance documentation. Coordinate maintenance projects, monitor progress, and communicate updates, delays, and resource needs to the Property Manager. Oversee pool, spa, irrigation, and landscaping operations while coordinating with outside vendors and contractors as needed. Manage purchasing, inventory, tools, equipment, and maintenance supplies to support efficient property operations. Ensure compliance with workplace safety standards, proper equipment usage, and company policies. Maintain the overall appearance of the property by ensuring common areas, facilities, and grounds remain clean, safe, and in excellent condition. Serve as a professional representative of the Association when interacting with residents, owners, guests, vendors, and contractors.
Education & Experience Requirements:
High school diploma or equivalent required; technical, vocational, or trade school training preferred. Minimum 3-5 years of maintenance experience in residential, commercial, hospitality, or property management environments. Previous supervisory or team leadership experience preferred. Experience overseeing custodial operations, preventative maintenance programs, and vendor coordination. Working knowledge of building systems, including plumbing, irrigation, electrical, lighting, carpentry, painting, and equipment maintenance. Experience with pool and spa operations is preferred. Valid driver's license and reliable transportation.

Strong leadership, communication, and team development skills. Ability to prioritize multiple projects and maintenance requests in a fast-paced environment. Knowledge of workplace safety standards and maintenance best practices. Strong problem-solving and troubleshooting abilities. Ability to maintain accurate maintenance, inspection, and inventory records. Proficiency in coordinating vendors, contractors, and service providers. Ability to work independently while maintaining a high level of accountability. Professional, customer-service-oriented approach when interacting with residents, owners, guests, and vendors. Physical ability to perform maintenance tasks, lift equipment, climb ladders, and work in various weather conditions as needed.
