King-Bruwaert House , a premier Senior Living Community located in Burr Ridge, Illinois, is committed to providing a warm, welcoming environment that enhances the quality of life for our residents. As we expand with the addition of our luxurious Independent Living apartments, "The Gardens," we are seeking a dedicated Maintenance Director to lead our maintenance team and uphold the high standards of our community. The Director of Maintenance will direct the day-to-day functions of the Maintenance department. The Director of Maintenance will develop, implement, organize, and direct the maintenance, repair, and alteration of KBH building and grounds, oversee the design, planning and developing of facilities and new construction, serving as the representative in the planning and developing facilities and new construction. Oversee landscaping, horticultural, aquatic (pond) activities of the 35 acres at the King-Bruwaert House Campus and 10 acres at the Godair Campus and any properties purchased by King-Bruwaert House in the future.Key Responsibilities:
Ensure all routine maintenance work orders are completed efficiently and within regulatory guidelines and projected deadlines. Ensure all Life Safety regulations are followed. Assist in acquiring and negotiating contractual services with third party organizations, contractors and suppliers. Ensure that outside services are properly completed/supervised in accordance with contracts/work orders. Manage assigned program and/or department responsibilities for site improvement, grounds, Americans with Disabilities access, fire inspections, safety for the purpose of achieving outcomes in relation to organizational objectives and ensures a safe work and living environment for KBH staff and residents. Ensure local and state regulatory compliance in applicable areas regarding the Illinois Department of Health and OSHA. If required, may drive company vehicle from community to social and other various destinations as directed by the Chief of Financial Officer. Prepare or review a wide variety of written materials such as, board reports, briefings, contracts for professional services, request for proposals for the purpose of documenting activities, providing written reference, seeking input and/or conveying information as appropriate. Represent KBH to village executives, local fire inspectors, IDPH Safety Inspectors and other appropriate village, local and state representatives. Work with members of the financial function of King-Bruwaert House in developing and monitoring budget and expenditure allocations for the purpose of ensuring that allocations are accurate, revenues are recorded, and expenses are within budget limits and expenditures are authorized in accordance with established limitations.Requirements:
Education:
Associate's degree required. Bachelor's degree in Facilities Management, Engineering, Construction Management, or a related field is highly preferred.Professional Experience:
10+ years of supervisory experience managing maintenance or environmental services teams. Experience in a healthcare-related environment (retirement community, assisted living, or hospital) is strongly preferred. Proven experience overseeing a multi-building campus or large complex facilities portfolio.Technical Skills:
Working knowledge of HVAC, plumbing, electrical, and carpentry systems. Mastery of Life Safety Codes (NFPA 101), OSHA safety requirements, and local/state building codes is essential. Proficiency in using Computerized Maintenance Management Systems (CMMS) and project management tools like TELS.Essential Licenses & Certifications:
A valid driver's license with a clean record is required. A Certified Facility Manager (CFM) or Facility Management Professional (FMP) credential is preferred. Licensure or certification in specific trades like HVAC (EPA Section 608) or electrical work is a plus.Key Skills & Physical Requirements:
Experience developing departmental budgets, managing capital planning, and overseeing vendor contracts. Ability to interact professionally and empathetically with senior residents, their families, and staff. Must be able to be on-call 24/7 to respond to building emergencies or facility outages.
