Lead Maintenance Technician - Full-Time 1st Shift

Chicago, IL Pay Rate:
$34.00 per hour (Commensurate with experience)Schedule:
7:00am- 3:00pm Monday through FridayPOSITION PURPOSE
Responsible for monitoring, maintaining, repairing, and troubleshooting building system components. Provides support and guidance to the Maintenance Technicians, coordinate the technician's effort to maintain the grounds, physical structure and equipment in a safe and efficient manner in accordance with current applicable federal, state, and local standards, guidelines and regulations, and Smith's established policies and procedures.JOB QUALIFICATIONS
High School diploma or GED equivalent Must be able to read, write and speak the English language Demonstrated technical training in the following areas: plumbing, carpentry, electrical, HVAC etc. either through a Certificate of Competency or training certificate Must have a minimum of 5 years of building maintenance experience Possess a valid driver's license.Note:
license must be maintained in good standing throughout employment. Must be able to function independently and have flexibility, personal integrity, and the ability to work effectively with residents, families, and other staff. Primary Job Duties- Make daily mechanical rounds to assure that maintenance staff are performing required duties and to assure that appropriate maintenance procedures are being rendered to meet the needs of the facility.
- Responsible for the IDPH mandated life safety inspections and documentation.
- Ensure facility is in compliance with established federal, state, and local regulations and communicates with regulatory/licensing agency representative as required
- Manages inventory of all department equipment and tools.
- Maintain an excellent working relationship with other department supervisors and coordinate maintenance services to ensure that care and services can be performed without interruption.
- Ensure that maintenance staff follow the resident's personal and property rights at all times.
- Inspect storage rooms, utility/janitorial closets etc., for upkeep and supply control.
- Acts as the technical leader providing assistance to other maintenance staff and delivering department in-services as needed.
- Oversees the performance of maintenance staff through personal inspections and other quality control measures.
- Completes all work orders in a timely manner while providing detailed information regarding the task(s) performed along with all the prescribed/pertinent equipment information.
- Service HVAC units/systems, including operating tests for emergency generators as specified by the manufacturer, and in compliance with established policies and procedures.
- Perform routine and preventative maintenance and repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, painting, etc., as directed, in accordance with established procedures.
- Perform routine maintenance and emergency maintenance on all primary building systems including but not limited to: heating, plumbing, air conditioning, electrical, emergency generator, dietary, garbage disposal systems.
- Perform routine maintenance on grounds, parking areas, driveways, etc., by cutting, trimming, policing, sweeping, etc, as necessary/directed.
- Repair physical structure and equipment keeping a safe and efficient environment in accordance with current applicable federal, state, and local standards, guidelines, regulations, and established Smith policies and procedures.
- Responds to written and verbal maintenance requests from residents and staff.
- Remove snow and ice from sidewalks, stairs and entrances to facility.
- Perform/document unscheduled maintenance tasks.
- Conduct safety inspections
- Carry radio at all times on duty and ensure appropriate channel lock and volume
- Carry a cell phone and be a part of on call rotation for nights and weekends.
- Ensure that the facility and its equipment are properly maintained for resident comfort and convenience.
- Ensure that equipment is cleaned and properly stored.
- Unloads delivery trucks as needed, transports deliveries to proper location.
- Transports materials with company vehicle as needed.
- Adheres to facility policies and procedures.
- Maintain positive and supportive working relations with all staff, through patience, cooperation, and by notifying supervisor of any problems.
- Participate in fire and disaster drills and promotes safe work practices.
- Make recommendations to the Director for quality improvement opportunities.
- Work closely with Resident Services staff in coordinating moves and admissions.
- Serve on Safety Committee as requested.
- Perform any other duties as assigned.
