Role Overview The Maintenance Supervisor will lead a team of 1-2 Maintenance Technicians within an assigned region of a multifamily real estate portfolio. This individual will play a critical role in coaching technicians, maintaining operational integrity across properties, and optimizing costs, timelines, and resident satisfaction in close collaboration with Property Managers and the Maintenance Director. The Maintenance Supervisor will oversee work order completion, quality control, vendor management, and maintenance scheduling strategies that maximize asset value while supporting organizational goals and operational best practices. This position requires a seasoned professional with 3+ years of experience in property maintenance or property management, along with a proven ability to lead teams and foster collaboration across departments. Key Responsibilities1. Maintenance Operations Establish, implement, and oversee preventive maintenance schedules to maintain the physical integrity and longevity of all assets. Lead the execution of emergency repairs, ensuring rapid response and minimal disruption to residents and operations. Regularly inspect properties to identify maintenance needs and proactively address potential issues before they escalate. Collaborate closely with Property Managers to ensure work orders are completed in a timely manner, maintain quality control, and uphold established performance metrics. Act as a player-coach by performing hands-on maintenance tasks when necessary while guiding and mentoring team members. 2. Vendor & Contractor Management Source, evaluate, and negotiate contracts with contractors, vendors, and service providers to secure cost-effective, high-quality services. Monitor vendor performance to ensure adherence to service agreements, project deadlines, and quality standards. Build and maintain strong relationships with external partners and internal maintenance teams. Conduct regular performance reviews of vendors and contractors, providing feedback and ensuring accountability. 3. Budgeting & Financial Management Track and report maintenance-related expenditures, providing regular financial updates to leadership. Assist in developing and managing maintenance budgets aligned with organizational goals. Identify cost-saving opportunities, implement operational efficiencies, and recommend strategies to reduce expenses without compromising quality. Ensure maintenance spending supports both short-term operational needs and long-term asset preservation objectives. 4. Risk Management & Compliance Develop and implement risk mitigation strategies to reduce liability and enhance property safety. Maintain compliance with all local, state, and federal regulations, including OSHA standards, environmental laws, and fire codes. Conduct regular audits of maintenance practices and records to ensure compliance. Address resident concerns related to safety and maintenance in a prompt and professional manner. 5. Strategic Collaboration Partner with leadership and cross-functional teams including Operations, Property Management, and Finance to align maintenance initiatives with business objectives. Collaborate with Property Managers to ensure seamless communication and prioritization of maintenance tasks. Provide recommendations on maintenance trends, operational challenges, and improvement opportunities. Support capital planning efforts by helping prioritize projects and allocate resources effectively. 6. Team Leadership Recruit, train, and manage a team of skilled maintenance professionals. Foster a culture of accountability, professionalism, and excellence. Conduct performance reviews and provide coaching to support employee growth and development. Promote continuous learning through training opportunities and mentorship. Establish clear goals and expectations while empowering team members to take ownership of their responsibilities. Lead by example through a hands-on, player-coach leadership style.

Approach challenges proactively and take pride in results. Required Skills & Qualifications 3+ years of relevant experience in multifamily property maintenance or property management. Strong financial acumen with experience in budgeting, cost management, and vendor negotiations. Exceptional project management and problem-solving abilities. Proficiency with property management software and Microsoft Office Suite. Excellent communication and interpersonal skills. EPA Certification(s). Preferred Qualifications Demonstrated experience hiring, training, coaching, and managing teams of 1-2 employees. Extensive experience in multifamily property maintenance and operations. Knowledge of sustainability initiatives and energy-efficient building practices. Proven ability to build culture, motivate teams, and drive engagement.
