University Housing Facilities include maintenance, facility planning, engineering, interior design and building service. Job SummaryOversees the ongoing maintenance and repair for buildings, equipment and grounds and provides direction and supervision to assigned staff in the performance of maintenance responsibilities within University Housing. Assists in the planning of new buildings or remodeling of existing buildings. Supervisors engage and implement University Housing's inclusion, culture and climate initiatives. Duties & Responsibilities Supervises University Housing Maintenance Inspectors as assigned, including assigning work, monitoring performance, providing coaching and feedback, conducting regular meetings, and supporting employee development. Responsible for all buildings as assigned, totaling approximately 1.5 million square feet. Required to operate University assigned and/or personally owned vehicles for the performance of work on a daily basis. Assists in the preparation of maintenance budgets and operating policies and procedures. Develops, supervises, and monitors preventative maintenance programs in all assigned facilities. Provides direct leadership in the planning and execution of preventative maintenance on building systems, interiors and exteriors of buildings. Participates in the management and monitoring of the electronic work order system for University Housing. This includes a regular systematic review of open and closed work orders followed by collaboration with the Craft Supervisor for clarification on status. Coordinates assigned projects with approved contractors or the Craft Supervisor to ensure timely completion and compliance with University standards. Assists in maintaining the security of University Housing buildings including the monitoring and record keeping associated with locks, keys and electronic access systems. May assume duties of other Maintenance Supervisors, in addition to their own duties, during the absence of another Maintenance Supervisor. Performs all duties and utilizes knowledge of maintenance practices and awareness of existing equipment conditions during reviews of building plans and specifications for construction. May perform duties of a Maintenance Inspector when needed. Other duties as assigned. Work Schedule, Travel, or Other Job Expectations Typical work hours are 8:00 a.m. to 4:30 p.m., Monday through Friday. The position participates in a rotating supervisor on-call schedule and must be available to respond to facility emergencies outside normal business hours, including evenings, weekends, and holidays Work is performed primarily in an office environment and includes frequent use of computers and other office technology to communicate with staff and support operational needs. The position may occasionally involve navigating throughout University Housing facilities to inspect conditions, observe work activities, and respond to operational issues. The position involves travel between University Housing facilities and other operational areas as needed to perform assigned responsibilities. Minimum Qualifications High school diploma or equivalent. Three (3) years (36 months) of experience in construction work or in the operation of electrical and mechanical building equipment. Possession of a valid State of Illinois Class "D" driver's license at the time of hire, which must be maintained throughout the duration of the employment period in the position.

Ability to prioritize multiple maintenance projects and operational needs. Ability to respond effectively to emergencies and make sound decisions under pressure. Ability to establish and maintain effective working relationships with students, staff, contractors, and campus partners.
