This senior-level role is responsible for the physical integrity and capital improvement strategy across our entire managed property portfolio. Primarily office-based with regular property site visits for evaluations, project coordination, and inspections. You'll lead capital projects, manage vendors, develop maintenance teams, and serve as the company's liaison for lender and investor inspections. Key Responsibilities Capital Projects and Major Repairs Develop scopes of work, solicit bids, and oversee capital improvement projects portfolio-wide Keep contractors on schedule, within budget, and meeting quality standards Maintain a rolling 5-year CapEx plan per property; administer contracts and permits Lender and Investor Inspections Primary company liaison for all lender/investor property inspections Coordinate on-site teams to proactively address deferred maintenance; document and report findings Site Visits & Safety Conduct regular site visits to evaluate conditions and identify upcoming CapEx needs Perform safety and compliance inspections (OSHA, ADA, EPA, Fair Housing, asbestos/lead) Training & Team Development Train, mentor, and develop maintenance staff across all levels and locations Deliver training on safety, trade skills, turnover, and inventory; provide CFC/EPA certification support Budget & Vendors Assist with annual budgets (OpEx and CapEx); review and approve project invoices Manage preferred vendor list; negotiate contracts and monitor performance Requirements Required 7+ years in property maintenance, including 3+ years at corporate/regional/director level EPA/CFC Section 608 Certification (Universal or Type II minimum) Proven ability to manage capital projects from scope through closeout Proficiency in Microsoft Office Suite Strong communication skills; able to present to owners, lenders, and investors Valid driver's license; ability to travel regularly within the portfolio Preferred HVAC certification (EPA 608 Universal) | OSHA 10 or 30 Experience with lender/investor inspection processes Familiarity with property management software Associate's/Bachelor's degree or equivalent experience Physical Requirements Ability to walk properties, climb stairs and ladders (10+ ft), lift up to 50 lbs, and be available for after-hours emergencies as needed. Compensation Competitive salary commensurate with experience, certifications, and portfolio scope. Performance bonus, vehicle allowance, and benefits package discussed at offer stage.
