This community is home to over 400 apartment residences, and is one of the premier assets in our company's portfolio. You will be responsible for hiring, training, and managing the staff to ensure smooth maintenance operations and superior upkeep of the property. A successful Maintenance Supervisor must be reliable, budget-conscious, have a great eye for detail, have strong leadership capabilities, and be able to manage the workload requisite with maintaining a large apartment property. He/she must have technical skills and knowledge of various trades including but not limited to carpentry, plumbing, HVAC, electrical, paving, roofing, and landscaping. It is our expectation that buildings, grounds, and common areas will be maintained in the best possible condition. Benefits Competitive Salary based on experience and knowledge Quarterly Bonuses Apartment discount Medical, Dental, Vision insurance plus Short Term Disability 401K plan with a generous company match Responsibilities Prepare and oversee work schedules of maintenance team Assign work and control quality of work product (while minimizing overtime) Manage individual and team performance Keep preventive maintenance schedule for equipment and machinery Solicit/negotiate bids from contractors for planned projects Inspect the work of contractors for performance, quality, and compliance with specifications Enforce good safety, code compliance, and housekeeping practices In addition to managing the maintenance team, perform physical work as necessary to ensure schedule and quality standards are met Skills Proven experience as maintenance supervisor, 3+ years required Experience with large properties (400+ units) preferred Working knowledge of all tools of the trade, household appliances, and relevant technology HVAC certification required Come join our winning team and work for a company where you will be treated like family!
