We provide maintenance, grounds and custodial services for more than 70 buildings and parking garages and over 300 acres of lawns, trees, plantings, sidewalks, and parking lots. The department is also a frequent partner with IU Capital Projects on campus renovation projects and new construction initiatives. Our Mission

Job Summary Supervises, prioritizes, and assigns work. Leads, supervises, manages, counsels, and has the responsibility to discipline as appropriate. Reviews and approves time records in compliance with university policy. Communicates and implements Indiana University and departmental practices, policies, and procedures. Leads or assists in leading various meetings, training, and safety sessions. Communicates with supervisors, customers, and craft workers to coordinate work assignments. Monitors field work progress against assignments and schedules. Responds to after-hour inquiries related to problem solving, project management, and technical and conflict resolution situations. Responds to planned work and emergency work as required. Performs craft work such as servicing, precision testing, inspections, and repairs on a variety of equipment including HVAC components, electrical equipment, air compressors, cooling towers, hot and cold loops, boilers, chillers, and humidifiers. Changes belts and filters, greases motors, visually checks compressors, pumps, other HVAC equipment, and building systems. Cleans and lubricates shafts, bearings, gear and other machinery of HVAC systems and change/adjust belts giving attention to normal wear versus normal wear due to failure. Cleans air handling units, checks fan/blower cubic feet per minute (CFM), checks temperature of bearings, test motors for amperage, voltage and RPMs. Maintains humidification systems and measurements of humidity in duct work and building atmosphere. Identifies maintenance projects and prepares scope, budget, and time estimates; identifies appropriate contractors. Supervises the contracted work where appropriate. Assesses project objectives, status, issues, and budget, including timelines and the impact on other department initiatives and provides feedback to management. Develops preventive maintenance procedures. Maintains accurate records of maintenance activities. Performs other general building maintenance as assigned. May perform water treatments; treats closed loop water systems, cooling towers, chilled water and heating systems by collecting and testing water samples; adds appropriate chemicals to maintain correct levels and balances. May collect and test water and sewage samples using chemical test equipment; adds chemicals such as ammonia, chlorine, and lime to disinfect and deodorize water and other liquids to condenser system, chilled water system, and heating system. Qualifications
EDUCATION
Required High School Diploma or equivalent (such as HSED or GED).
WORK EXPERIENCE
Required 5 years verifiable experience in building/facility maintenance and repair. Preferred Experience in maintenance of large air handlers and commercial humidifiers and/or water maintenance systems.
LICENSES AND CERTIFICATES
Required Valid driver¿s license with the ability to be insured by Indiana University upon date of hire. SKILLS Required Relevant demonstrated leadership skills preferred. Ability to successfully complete required training programs. Ability to effectively lead people and manage work simultaneously. Knowledge of or ability to learn word processing, spreadsheet, and data base software. Working Conditions / Demands This role regularly requires the ability to effectively communicate. This role frequently requires the ability to handle equipment. This role frequently requires the ability to remain stationary and ascend/descend ladders/stairs. This role requires the ability to move objects weighing up to 25 pounds. The role requires the ability to detect items in close proximity as well as far away; discern between colors; detect objects in peripheral space of self; discern items in detail; and to have good depth perception. The person in this role must be able to perform the essential functions with or without an accommodation.
