Life:
The essential functions of this role are as follows: Plan the short-term daily and weekly work schedules based on priorities and deadlines. Establish schedules and methods for providing facility and maintenance services. Identify resource needs, review needs with appropriate management staff, and allocate resources. Assign and delegate work to subordinates, spot check routine work, and review more complex or unusual projects. Maintain operational systems to monitor and track work orders, preventative maintenance logs, safety reports, etc. Ensure compliance with all federal, state, and local rules, regulations, and standard trade practices related to quality standards. Regularly inspect property for safety and security concerns. Install, inspect, repair, and maintain the electrical, plumbing, sewage, mechanical, and other related systems in facility locations. Inspect, operate, and maintain the heating, cooling, and ventilation systems (including boiler system) in all facility locations. Order, prepare specifications, and purchase supplies, equipment, and contract work according to required purchasing and bidding procedures. Recruit, select, onboard, and train employees to ensure role responsibilities and expectations are clearly understood while providing opportunities to continue professional development. Set expectations, measure progress, provide ongoing feedback, and evaluate the performance of employees. Ensure work adheres to quality standards, deadlines, and proper procedures. This position is exempt from overtime compensation for additional work hours which may be required to complete essential functions or other assigned work. Exempt employees may work more than 75 hours in a pay period without additional compensation and must report a minimum of 75 hours per pay period of work hours and/or paid leave taken to receive their base biweekly salary.

What You'll Need for
Success:
Individuals in this role should minimally be able to articulate or demonstrate the following:

Be willing to travel with reasonable accommodation. Advanced knowledge of variety of trades related to installation, inspection, repair, and maintenance of electrical, plumbing, and other related systems in all facility locations. Advanced knowledge of the tools, methods, practices, materials, and equipment used in the building and mechanical trades. Working knowledge of local, state, and federal laws, ordinances, codes, and rules governing repair, maintenance, and construction of facilities. Thorough knowledge of occupational hazards and corresponding safety precautions necessary for the safe performance of assigned duties. Thorough knowledge of and ability to understand and interpret detailed plans and specifications. Ability to make long-range plans, schedule preventative maintenance and seasonal maintenance, and prioritize routine and emergency repairs. Estimate repair and construction project costs. Ability to lead a multi-discipline team both as supervisor and in a technical capacity. Ability to delegate work, set clear direction, and manage workflow. Ability to effectively give feedback, provide guidance or corrective action, coach, and develop employee skillsets.

A degree is not required. However, a High School Diploma or High School Equivalent (HSE) and at least 3 years of experience in maintenance, construction, or related fields including one (1) year of supervisory experience applying the outlined knowledge, skills, and abilities in a similar role may be considered.

This role may provide direct supervision for one or more staff members.
